What would you do, advice please. How long to give someone who lost their buyer.

What would you do in this situation?
DF died September last year, probate was granted end November and the house went on the market early December. Buyer came to look and made an offer which I accepted, short simple chain and they are almost cash buyers with a v small mortage which their lender is willing to let them port. The house is in a very desirable area where people like to live as it's on the coast, so it went under offer within the week.

They lost their buyer just over 2 weeks ago and said I'd give them 2 weeks to find another buyer, which they've not been able to do. Last week I instructed the agent to put the house back on the market but with the offer of the first buyer still accepted if they could find another buyer themselves. They came back and said they are really trying hard to sell and instructed another agent which hadn't yet marketed their house and they'd also already paid for the searches on DF's house (which I didn't know before then). So I said I'd give them another week.

Does this sound fair to you? Should i give them longer if they haven't found a buyer before end of this week? I'm not desperate for the house to sell but on the other hand I don't like that it's sitting empty. How long would you give a buyer who has lost their buyer? I've never been in this situation before so I don't know.

Give them two more weeks if you’re not desperate. That will be six weeks you’ve given them, which is generous. But the paying for searches thing is a red herring - you accepted them as buyers based on their circumstances, which have changed. It’s totally fine for you to go back out to the market.
