We had a wood burner fitted in the November of 2005 and are selling our house. I've been on the HETAS website to trace the certificate, and there's no record of there having been one. I spoke with the guy who fitted it who said that it would have been, and that a liner was fitted too. We have proof that it is regularly inspected and a certificate from the guy who swept and inspected it last November (different to the person who fitted it).
Our solicitors are saying that we should foot the bill of an indemnity policy in case any claims are made on the property - this is around £100.
Any suggestions? Do we have to take another hit on an indemnity policy (already paid one for the flying freehold)....
