Garage conversion

How much am I looking at for a garage conversion, does anyone know around about figure please? It'll need insulation, electrics are in there but plugs will need moving, floor needs laying, lights changed to spot lights, heating needs going in there and French doors adding in. I'm in the north west if that matters? Any help is appreciated thank you.

Around 10k.

Don’t forget it’s notifiable work under the building regulations, so you need to factor in that cost and the fact that all thermal elements will need to meet the current standards.

Oh really. I didn't know this. I've had 3 people out and not 1 has said this. I've not had quotes back yet. It's a 2 storey building so will I still need that? Thank you for getting back to me.

Yes, you always need building regs for a garage conversion as you’re creating a habitable space.

What’s happening at the front opening? You might need a foundation dug there. The floor won’t just need insulating, it will need damp proofing also. I’d only give the work to a contractor experienced in garage conversions if I were you.

These are. They are from trustatrader. They did go into more detail about what's needed but I don't understand what they said. I'll see what the quotes are then speak to them about building regs. Thank you so much.

Hi OP, did you end up getting the quotes for the garage conversion? Just wondering if you have any updates; I'm considering getting this done next year. I'm North East so thought it might be similar prices to yours.

We paid just short of £7K for it. That was with electrics and central heating and French doors. We got it converted into 2 rooms so a utility and a small movie room. We got French doors instead of the garage door. Wish I got them opening out but I got them opening in which was a massive mistake but it's done. I actually love it now. We didn't need any additional plans or building controls apparently because it originally was a room so we just put it back to how it was but 2 rooms. The doorway was always in the hall but it had been bricked back up. No idea why. Was definitely worth it. Messy and no storage but it is worth it.
