Renovation cost for 4-bedroom Victoria in Kingston upon Thames

Hello, I just need a ballpark. My house has a loft and rear extension. I want the whole house repainted (plastering in the rear extension, living room and 3 rooms on the first floor ), replace existing laminate to a new laminate (whole house), add some built in shelves and wardrobe, what would be the labour cost (roughly ) ?

Also, if I wanted to add a UPVC porch with some downlighting, insulation ? How much would it cost ?

Thanks so much for sharing your experience so that I could have a realistic budget .

This link might be useful. As you are in Greater London would assume costs will be nearer top end of range.

You say replaster. Do you mean hacking the existing off and doing it again or just a skimming?

We have a 4 bedroom house, over three floors, with a kitchen/diner and a lounge downstairs. 6 years ago we had the entire house painted. They removed all the old wall paper from the lounge, dining room, DD's bedroom and stair cases / hallways and then I think they skimmed those walls so it was smooth for the paint. They They also sanded and painted all the woodwork - bannisters, doors etc. We paid £5000 and considered that a very good deal. We are not far from Kingston.

More recently, we have had men in to do various bits of work and the people we use charge about £170 per day per person. Laying new laminate floors in the kitchen/dining room and one bedroom took about 2 days.

Oh, and we also had built in cupboards put in in one room. Admittedly, very extensive as I think it's a total of about 6m of cupboards/shelving. We got a good deal as it as a friend of DH's who was between jobs and it still cost about £6500. From memory, Sharps wanted to charge us the same but for a small number of cupboards and no shelving.

Sorry, final message. The cupboard cost includes cost of materials and finishes. The painting cost is JUSt for labour. We paid for paint and materials separately.

I did a ground floor side return (1.5m x 6m long) and a loft conversion (2 bedrooms and a bathroom) and refurbed the house. It was more substantial then just paint it needed entire new plaster, electrics and radiators - and it cost me £120k + VAT in 2019. Hope that helps! I used www.hometales.co.uk and they were excellent
Good luck

It means taking out the existing wall paper, and skimming

Does this include the cost of all the finishing or just the first fixings?

Please don’t put a Upvc porch on a Victorian house.
