Hmm - why hasn't this sold?

Overpriced or just the current market?

Had my eye on this house for a while now - unfortunately it's over my budget by around 20k. It would be perfect for me as I'm buying alone, plus it has parking and is in a desirable and safe location.

The only thing that puts me off slightly is the living/kitchen space - looks very small. No idea if it was always open plan or if new owners changed it. Looks like they bought it early last year for 114k but have done a lot of work.

I'm surprised it hasn't sold given it's in such a desirable location. It's always the price though isn't it?

Single glazed windows. They are expensive to replace and not at all energy efficient

It's in a block of 4, with two outside walls only.
Does it actually have a sea view?
Rooms seem small.
Front door opens into living room.
Stair up to front door will be a PITA with a baby or toddler.
Allocated parking only.

And calling the garden 'landscaped' is a stretch.

Basically it's quite an old house which has just been spruced up inside. Interesting that they don't show the parking space, or storage in the bedrooms.

It says it’s a ‘quad house’ and seems to only have windows on two walls, so you have a house attached at one side and the back - almost like a back to back terrace.

Is the garden communal or just for the house? It’s not clear in the photos.

Couldn't spot the sea view, single glazing is expensive (especially now!) and I really don't like the "garden" - it looks like a big muddy hill, which in rain I'd imagine would be horrendous. Front door without a hallway is a big no for me too!

Seems overpriced based on local sold prices. Worth a lower offer if not selling? It’s had a cheapish refurb, they maybe keen to sell it on.

There isn't much in the way of furniture in the rooms.
The 'landscaped garden' is a messy ungardened area.

There’s no garden. The whole ground floor is open plan, if you look on street view the whole area will look like a busy car park once everyone is home from work.

Are the ‘impressive’ trees actually an issue? Roots etc?

when we bought our house, the surveyor mentioned the large eucalyptus tree in next doors garden.

And the parking space outside the house (no. 39) is allocated to no. 62.

It all seems bonkers. I'm sure you could buy something much more modern for your money. If you were to get a partner living with you then you'd want 2 parking spaces. If you had a child, the garden isn't friendly and the car is miles away

I'd go and look at it. If you still like it offer what you can afford. Tell them when you offer that it is your highest bid. See what happens.

20 grand is nothing, I’d expect you to have a fair crack at that if you went in 20 ir under, it’s not under priced.

What do you mean : why it hasn’t sold? the size of the rooms , the single glaze windows, you have no garden , next door neighbour looks like a dirt bag

It was horribly neglected before. All the photos have been taken in daylight with all the lights on.I think you'll find it's pretty dark inside without lights on.

It's tiny and dark, the parking is miles away and there's no garden, just a steep slope of scrubby dry as dust woodland floor

The fact its single glazed and the dodgy garden means it's probably had a quick refurb. There'll be problems and in person it's probably much less nice. It must be darker than that .... no curtains and the lights on 🙄

I think you should go and look at it and if you like it make an offer of what you can afford. There may well be issues with neighbours, parking, steps, the garden which may or may not bother you (and should be priced accordingly for these).

What would actually put me off is that someone has brought it to flip it and have probably refurbed it incredibly cheaply so you may well have lots of small (or larger) problems that you may have to expensively sort out. If they were going to do a proper job they would have put in double glazing.

That’s been done up by amateur-ish developers. They’ll have stretched themselves and hoped to make money. The longer it sits on the market, the tighter their cash flow and more open to offers they’ll be.

But….

First, I’d download the Land Registry title and title plan and have a really good look at the rights and extent of what you get. Will cost you about £7 and worth it for a proper nosy. Points to note:

  1. That “garden” is probably communal. The estate agent doesn’t call it “private garden”. Looks north facing.
  2. If it’s communal, who gets to use it and who pays for upkeep? Is it all set out and mandated on the deeds?
  3. Where is “your” parking space and is it shown as owned with the house on the title plan or is it merely granted as a “right to use”?
  4. Who owns that tatty shed in front? Is that on “your” title or someone else’s?
  5. Who are the neighbours? Just a hunch, but I bet the soundproofing between the quad houses is rubbish.

I used to live near there but a long time ago. Don't know that particular road though but suspect you would have sea views from upstairs. I'd see it as a 2 storey flat (duplex?) though.

Clearly no one lives there. It's like a show home with no possessions or storage so it looks more spacious than it is. The beds shown will be on the small side as well for the same reason.

That shed looks to be in a very odd place !

The rooms look tiny as well as the standard old school windows .
