How much did it cost you to move?

We want to move this year, I’d like to get an idea on extra things we will need to pay for.

Soliciters fees
Estate agents (fees differ per company/house price)
stamp duty

what other things do I need to factor in?

thank you

Just moved. Our EA charged 1% commission, which is about standard for our area.

Stamp duty depends on the house price in Wales, I thought it did elsewhere too?

You need to factor in removal costs unless you're doing it all yourself. Also assume that multiple things will break/fail in the new house! So far we've had to call out a plumber, a window repair man, a builder and a general handyman, and that was for a house that supposedly needed no work doing!

We sold and bought recently.
Selling - we used Strike so no commission at all. £0 selling fees.
Solicitors £1200 all together

Buying - £1000 solicitors. £700 removals. (We packed ourselves, 2 bed, moved 11 miles)
Stamp duty £2500.

Im currently moving. they wanted an EICR done as had not been done for years. you will need an up to date EPC. they are the 2 things i didnt know about.

We've just moved. Probably cost us £50k all in - the vast majority of that was SDLT. Removal costs were over double what I was expecting (based on a moving calculator). Solicitors were c. £3k (sale and purchase). EA was 1.25% and got us a good price for our sale.

I've just moved. In total it'll have cost around £10,600 for the sale and purchase. All slightly complicated by selling first so having 2 sets of removals. Cost breakdown was:
Solicitor £3500
Estate agent £4000 and worth every penny
Stamp duty £2500
Removals £600

We moved a few weeks ago

used Purplebricks for sale - was ok but probably would have used a bricks and mortar EA if I’d have known that the post sales support was so minimal. Fortunately we had a good buyer and we did all the chasing to progress the sale and purchase ourselves. Costs as follows

Moved from 3 bed to 4 bed about a mile away. For various reasons we had a separate solicitor dealing with sale and purchase

purchase
solicitors fee £1273.20
searches £218.62
stamp duty £1500
land reg fees £330

sale
estate agent £1233
indemnity insurance £17.96
solicitors fee £1230.85

removals £700

So in all around £6.5k

Stamp duty is a % of the house value.
Solicitor fees were £1200
Our estate agent charged a flat fee of £750
We borrowed a friend's van to move and did it all ourselves

TrevTro · 12/02/2023 20:26

Buying costs
£2600 solicitor
£1400 Survey
£25,000 stamp duty

Selling costs
£1200 solicitor
£1200 estate agent

Moving costs
£200 van hire (moved ourselves)
