Buyers/Sellers Exchange waiting room

Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

Well sadly looks like our sale is about to fall through. We were meant to exchange on Friday and didn't. And now our buyer's buyers (FTB) want to push the dates out so far that we will lose our onward purchase and won't have anywhere to go (and there are literally no rentals in the catchment for the schools we have provisional places for so we will lose our kids school places too). To say I will be gutted is an understatement. Having a good old cry here and then I'll start unpacking.

@Reeniebeanie78 oh I’m so sorry. Do you know what reason the FTBs are giving?! I hope it still all works out but know from bitter experience how quickly it goes tits up. I’ve been there and it is shit.

Thank you. Not 100% sure yet - not entirely sure we are getting the full story from the EA as lots of what they said doesn't add up. EA is following up with everyone to see if we can agree, otherwise sadly it looks like the bottom of the chain want to complete 6 weeks later than planned (meaning we lose our onward purchase and school places for the kids. So gutted!

After a long wait we have finally exchanged yesterday and completion is today. Hopefully the last hurdle will be over fairly quickly!

We've had our third offer after the previous two buyers fell through. We've told the new buyers we're staying on the market until they have solicitors and the memorandum of sale has been issued. Our first buyer took a month to instruct solicitors then strung us along for another month. The second spent three weeks being chased for solicitor details then announced he was withdrawing his offer. I feel like I can't get my hopes up with this one.

I'm so sorry to hear this, how absolutely gutting for you. Surely they can't ask the rest of the chain waits six weeks?!

Pleased to say we exchanged yesterday - completion is 8 June so we have a nice amount of time to prepare.

I strongly urge everyone on this thread who isn't in direct contact with their buyers/sellers to try to be - it makes it so much easier than trying to pass things on via estate agents and solicitors. When we sold our flat a few years back I was convinced it was all about to fall through as buyer was making a fuss about various minor things - estate agent gave buyer my number with my permission, we got in touch and she had no idea what the hold up was. Her solicitor hadn't been communicating with her at all. We exchanged very quickly after that.

Exchanged yesterday too, completion tomorrow! I totally agree though - it's f you can be in touch with the other parties it makes things much easier!

Pleased to say we also exchanged yesterday as well! After some polite chasing, the contract from the bottom was released at 15:30 and we had an hour to get it up the chain and back down again but luckily all of our solicitors were ready and waiting and we all exchanged just after 4pm! So so relieved and thrilled.

We complete tomorrow and we're very relieved we did the lions share of the packing over the weekend although still got most of downstairs to get done today/tonight!

Good luck to everyone waiting to exchange, I hope it happens soon.

@Reeniebeanie78 I hope you get something sorted with your buyers. As @housedramas has said - surely they can't push it by 6 weeks? Maybe a compromise of 3 weeks will keep everyone happy?

May I join? We're in a chain of three, us being the middle.
Our sellers initially said they wanted a quick sale, suited us fine. They haven't answered any of our queries and I don't think anywhere near exchange yet. They've bought their next home outright and it's empty, so looks like they're actually in no rush at all.
Our buyers are all set and want to exchange asap, again suits us, but don't want to complete until 30th June purely because that's when they can get help to move 😩
We've been the driving force for the entire chain and it's sending me potty trying to get people motivated to actually get this over the finish line.

Just exchanged on parents house. Took far too long as there was no chain either side. Buyer was the issue. My solicitor was fab.

I had a month between exchange and completion when we sold our own house.

Why would someone have a day or even THE day as exchange and completion. If there are any last minute issues you could be surrounded by packing boxes and the sale falling through.

I found having a month was less stressful, could book the removers who said it was great they werent pencilling moves in and then finding it was cancelled!

Its definitely a buyers market at present.

Please may I join? Started this last February when house went on market, currently in temporary accommodation and went in this morning to sign, deposit paid and insurance arranged. It’s just the house we are buying which is a probate property so no chain.

We’re also waiting for exchange on my grandparents’ house which went on the market last spring but we had a second death in the family so had to supply for probate Buyers went into sign and send deposit yesterday. I live in hope one will exchange tomorrow…

We accepted an offer on ours a couple of weeks ago and chain all complete - three houses in total so not too long. However dreading something going wrong reading all these stories!

Just wondering those of you close to the end of the process, how often did you hear from EA or chase things? We're not in direct contact with rest of chain unfortunately. When we bought our current house as FTB we came in to repair the chain after first sale fell through so got a LOT of phonecalls hassling us as the top of the chain were getting impatient. Just don't know what is reasonable to expect.

We have just exchanged on our house😊 I think it very much depends on the chain @curcurbita . At this point I would focus on getting your end in order and then when you are a bit further down the process speak to agent to get an idea of where everyone is at.

I was chasing daily, often more than once daily. You have to or nothing gets done.

So our buyer came to measure today. We spoke to them about moving the completion date forward and gave reasons (everyone else in the chain is ready and waiting for them) apparently anything before 30th June is far too soon, even though there's nothing else to be done. Mr Buyer is more open to moving the date forward, Mrs Buyer not so. Give. Me. Strength!
