Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

Sounds like you've had the same problem as me with my buyers mortgage deed! I've started packing though, aiming to be nigh on done by Monday evening... I don't think we'll exchange Tuesday though as they still haven't received the deed to sign in the post 🤦‍♀️ We're meant to be completing Friday but it's looking doubtful now. Gutted to say the least. I've booked time off work etc too. Are you having movers in? I'm not sure what is a normal quote! We've had prices ranging from £490 to £810...

We're paying £3,000 for movers! We have quite a lot of stuff though... That was the cheapest quote.
We're already going through stuff to boot sale, throw away & take. We're boxing things we don't need. Will be gutted if it doesn't happen

@Messyhair321 this sounds like a nightmare for you! Mine don't seem to have been 'fighting' my side at all but I'm lucky I now have contact with both my buyer and seller so we are all working together. IMO it sounds like your buyers are having another survey to try and get you to drop the price again. I can't think of any other reason why they would need another one. If it was me I think I'd be threatening to put the house back on the market again but I know that may be a risk in losing your onward purchase... £3000 seems excessive even if you do have a lot of belongings! I thought £810 was expensive even if we are in a three bed which isn't huge. I've had to rent a storage unit so that we can keep boxes there as we have so much stuff there was nowhere to put everything without it being in the way!

We have been quoted just under 2k for movers, including packing and VAT. We are only moving 9 miles down the road though. I'm not booking til we exchange!

@housedramas ah I think it's also because it's a long haul move, like 400 miles, probably that might explain cost. We don't have a huge house but have been here for 18 years (!) So have collected a lot - also have an artist husband so lots of art stuff to come with.

I think these agents don't seem to do much for the huge chunk they earn through selling, yet solicitors who do a lot more (at least some anyway!) Don't get a lot at all. Seems a bit baffling.

I totally agree I think buyers are playing games, it's incredibly annoying & so stressful. We won't be dropping our price & we've told (useless) agent that.

When are you looking to complete? Exciting..if it wasn't so stressful

Much of what you said about the agent seemingly working for our buyer instead of you and making several mistakes that cost you a lot of money in terms of sales price is ringing lots of bells with me. We essentially accepted an offer to get the house off the market at a price we were just about happy to accept and put it in writing that if our sale fell through that we would not be re-marketing the property through our current agent but that obviously the current sale would fall under contract (so effectively giving notice if the sale falls apart). We had the same clause about client's introduced in our contract so I kept a list of names of people who had viewed the property. I think they have to give you a list of names of people introduced to the property if you eventually go with another agent. You could do something similar.

And try not to stress about the second survey. We did this when we were buying. Did the desktop one for the mortgage so there were no delays in getting our mortgage offer through and then a structural survey so we knew why issues we would need to sort or bear in mind. We didn't do it with a view to renegotiating price but to make sure we could identify anything we would need to sort in due course once we owned the house.

I guess you need to decide what you will do if the buyer does want to renegotiate price late in the day, and be prepared to walk away and start again. We decided given the massive hit we are already taking on sales price that we would walk away if our buyer started to renegotiate price as everyone else in the chain would get their dream house except us as we can't afford our house if we sell for any less at this stage (but so far that hasn't happened). @housedramas one of our quotes for packing and moving was £12k!! I nearly fell off my chair. We are moving a fair distance (still within UK) but still!! We have since had a quote for £5k which is much more reasonable so going for that.

We are moving ourselves. Tje movers quotes were ££ amd we don't have too much big furniture and staying in same town.

@housedramas I'll keep everything crossed for you! So frustrating they're having to do it via post - it seems a bit outdated! Feel lucky that our chain were able to resolve it quite quickly on Friday (or so we were told at least). We started packing yesterday too. What will you do if Friday doesn't happen? We're in a similar situation, time off work booked and we've booked removals. We've been quoted £800 to move 6 mins down the road but luckily we've only had to pay a £100 deposit which we can move to a new date if necessaery. If we have to completely cancel we lose £100 unless its 5 days notice (which it won't be now) but willing to take the risk if it means a smoother process on the day. Sending positive house vibes to everyone waiting to move!

Our removals were £2000, 2 bed house, moving 250 miles so it had to be done over 2 days. We didn’t have packing but they did dismantle and reconstruct the double beds. We could have paid about £100 extra for an insurance policy to cover late changes but didn’t take that up as we were moving into rented.
I’ve had quotes ranging from £400 to £1200 to move the same stuff a mile down the road.

That's really helpful, I'm going to email the agent & state our position, yes these agents are unscrupulous ! Thank you for the advice

Fingers crossed for everyone this week! If we don't complete on Friday I am going to cry. Mortgage funds have been requested and are on way to my solicitor. Also will drink copious amounts of wine 😭 Still no sign of exchange though. I have made it clear to my solicitors I do not want the stress of exchanging and completing in one day 🤦‍♀️

So fed up of all the pissing about and EAs telling me one thing and solicitors another!!! We've been ready to exchange at our end for about 3 weeks now. I transferred the deposit to the solicitors on the 18th April FGS!

I am so sorry! I had hoped that all would be well given your buyer was prepared to go into rented. I can totally imagine that you are thoroughly fed up by now! We were meant to exchange on Friday but didn't (and haven't heard a peep about a revised date today) and I am on tenderhooks, so I can't imagine how frustrating it must be to still be in limbo 3 weeks after transferring your deposit! Fingers crossed your vendor's vendor finds a rental soon. Have they given you ANY indication of how long this might take?

Sat crying like a baby because it seems yet again we have shit buyers that not only lie but their solicitor also lies. If it all falls through I will lose my mind. We are relocating and already nearly lost our onward purchase through being massively fucked around let down by the first buyers.

I was supposed to sign contracts on Thursday. Moving out to my partners so chain free. Sellers have now decided they want pictures of the furniture to decide over weekend if buying it, so not going to happen.

I am also on holiday for 2 weeks this weekend so no time to remove if not buying. They promised they would decide before holidays and have everything sorted so I can plan and complete when I was on holiday. They also said they would settle inquires before today. Apparently she wants to meet with her solicitor to decide and go over contracts as email is not correct medium to do legal work.

it’s a cash sale and easy questions to answer. She just doesn’t want to communicate quickly.

it’s frustrating as we planned everything to be decided and answered before my holiday. So all the legal stuff can be sorted in my absence and actioned by a phone call

Renewed plan is to exchange today and complete 8 June to give the person at the top of the chain longer to move into rented. Longer gap than I wanted but if today goes as planned at least we will have certainty. Won't hold my breath!

Keeping fingers crossed for you! Deadly silence from my EA and Solicitor so lord knows when we are now planning to exchange. It's akin to a perverse sort of torture!

Still didn't exchange yesterday despite my solicitor contacting me for authority AGAIN. Radio silence now. Getting frustrated, my anxiety is through the roof!!! Why do they put us through this 😭

It's brutal isn't it. If I knew what the hold up was and a revised target date to exchange it wouldn't be so bad but the radio silence is soooo stressful! Keeping my fingers crossed you get news today!

can I jump on? We’re chain free, in rented after selling our house to relocate last year. Survey just done on our purchase. It’s a chain of 3 houses including the one we’re purchasing and apparently everyone is keen to move quickly. We shall see…! Had awful experiences over the last 18 months, so not getting hopes up (but also getting my
hopes up!)
