Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

We have just exchanged on our house😊 I think it very much depends on the chain @curcurbita . At this point I would focus on getting your end in order and then when you are a bit further down the process speak to agent to get an idea of where everyone is at.

Thank you all, we were lucky really - 12 weeks from offers accepted to completion. However still one of the most stressful things I've ever done. Good luck to everyone else. Deffo try and get them to compromise a little @Reeniebeanie78 this needs to suit everyone, not just them...

We went for a second viewing on the place we are buying yesterday. We had the offer accepted 4 weeks ago. Searches are back, survey done, waiting for the management pack as it’s share of freehold. We are currently renting and ideally want to exchange mid June so we can give notice on the flat we are renting. After that we are flexible on completion - anytime by mid July. Our sellers are moving into rented but haven’t found anywhere yet. It should be doable but who knows! Both our solicitors are efficient and we are cash buyers so fingers crossed.

Have been watching this thread for a while. My house purchase seemed to be going smoothly - until my solicitor suddenly left, the new one is very concerned over an issue on the survey, a price reduction was requested after builders quotes showed it could be a costly problem and now the seller is calling me names and everyone is unhappy. My goodness it's stressful. I am so torn - love the house, but don't want to be a fool. Prepared to be generous with compromise as already financially invested and I'm genuinely quite a nice person(!), but wrong-footed by the name-calling and emotional blackmail.
Might be easier to live in a tent (although I hate camping)

@thoughtsofmoog3 what was the issue with the house you're buying? If it's an older house I'd be surprised if nothing came back from a survey. Surveyors are paid to pick up on everything, because they could be held responsible if they miss something, or if something becomes an issue.
They will give worst case scenario, unless it's falling down I'd be tempted to continue.

I wouldn't worry too much, what is the issue they have raised? My survey came back - all 96 pages! - with lots of defects! We've moved in and yes, there is lots to do but we can do it over time. Don't let the survey out you off this house if you really want it

Yes - very prepared to overlook most of the defects and I will take these on the chin. However, there is a growing possibility of the chimney stack damaging the neighbour's property (terraced and it is now leaning after years of neglect). This is the main issue.

I complete understand the seller being upset - we all want to get moving and this is a right pain in the neck - but looked at buildings insurance and no company would cover this liability(also understandably). Because of the height of the house, it will need scaffolding, so not cheap and I am on a very modest budget.

Just some sort of acknowledgement and willingness to help sort this out from the seller would be welcome.

In that case you're right to be rethinking. That's quite a big structural issue in comparison to what my survey threw up! I would be concerned about being able to obtain insurance...

In all honesty, for a structural issue like that, I'd pull out, especially if it means the building isn't insurable.

Your solicitor will make enquiries to their solicitor. This can go on for several weeks if not months. Only when all enquiries are satisfied will you be able to proceed to exchange. Do you not have a solicitor? They should have explained this to you.

Thanks. No the solicitors did not inform me, they said they are targeting end of June as exchange. The house we are buying is a 10 year old property, no chain, we are FTB and the seller is relocating out of UK. There were no red flags in the searches, it was all clear. Hopefully will exchange and complete by end of June. We are currently renting and the house we are currently renting is sold and we need to move out by end of June. Keeping my fingers crossed.

Fingers crossed but I would come up with a plan B for what you will do if you haven't completed by the end of June, e.g. moving into temporary accommodation. Have you had a survey done yet?

Buildings surveys don't get done by solicitors, you would usually organise an independent RICS contractor to do one yourself. Solicitors will do things like groundsure surveys but they aren't the same things. You don't have to have a buildings survey but they're usually a condition of the lender.

Can't you agree to completion date of 30 June on the proviso you exchange now?

Depends on your upwards chain Circs but exchange in x date complete on x date otherwise deal off. If she’s getting cold feet better to find out now than in 2 months time. Her feet aren’t going to get any warmer.

It's very unusual for a lender to make a buildings survey a condition of the mortgage.
