Buyers/Sellers Exchange waiting room

Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

Thanks both!!! Just exchange today, we’re completing next Thursday! Overwhelmed with where to start packing but so excited. Getting the champagne out now 😂

Back in the game. We have new buyers! Fingers crossed they don't fuck us about like the last ones. Onward purchase still available so we have stayed with that and they've reaccepted our offer and taken it off the market. I dread to think how long it's all going to take after all the wasted time. But I'm trying to be positive.

@AlwaysGinPlease oh how I envy you! We had a call at 1pm today asking if we could do a viewing this afternoon and had to say no. We had too many meetings and no time to clean and air out the house. Only one viewing lined up for the weekend. I'm hoping todays viewers come back and agree to Saturday.

@PleaseJustText oh I hope so, some people do want weird times don't they. We were massively fucked about them dumped by our previous buyers. Hope these are the real deal. Fingers crossed for you.

We were due to exchange in 2 weeks and now it's come to light that our buyers lied about their deposit source so we have had to put our house back on the market. We were 8 weeks in. Livid doesn't cut it. Our dream house is hanging in the balance now.

It's such a shit process! They had their mortgage approved, had surveys done on our house and had brought their kids to our house multiple times which was all very inconvenient to our weekends lol

Eugh! So sorry to hear all of these stories. We had the same - non stop delays and hiccups. It’s been thoroughly exhausting!!

You will get there eventually - keep going! We are now packing, the house is a sea of boxes and all systems go for Thursday move in. We’ve been told to be out of the house by midday and we can collect the new keys by 1pm. Never had that level of detail before but then we’ve always exchanged on completion date, perhaps that’s why.

@ivfbabymomma1 oh sorry, that's awful.Why on earth did they lie about their deposit. I hope you sell again soon. We were back on the market for about a 3 weeks and we sold again. I'm terrified they'll let us down like the others did though.

@AlwaysGinPlease oh it's a nightmare! They basically had a deposit but then after all the checks etc it turns out they took a loan out to front the deposit but this wasn't bloody checked until the mortgage had been approved and I know this is true because the mortgage company sent out a surveyor to our house and then a copy of the approval was sent to our solicitor like how did it even get this far?!?! GAHHHH

Anyway I'm so glad you sold again!!! Fingers crossed this time for all!!!

@ivfbabymomma1 thank you. oh so frustrating isn't it. Our twats wasted 3 months. They were nasty too. All because they couldn't afford it. Such a waste of our time. It is so stressful and I never want to move again after this!

@AlwaysGinPlease 3 months?!?! That's awful!! When you start packing and picturing your life somewhere and it relies on other people?! Horrible! This is my last move for sure! It's almost not worth it is it lol! Why can't we find like minded people to sell too / buy from eh 😂😂

@ivfbabymomma1 yes three long months. We almost lost our onward purchase. Oh that would be good lol. I'm refusing to believe it will go well until we exchange. Until then I'm prepared for more hassle.

@ivfbabymomma1 it's very early days unfortunately. Hoping for it to be as quick as possible, after losing the three months I'm just so sick of it all.

I thought this might be the place to get an answer rather tbh an starting a new thread.

My solicitor sent a contract pack to the buyer (an investment landlord buying our property for cash) a month ago. Who do I get to give them a nudge, the estate agent or my solicitor? I asked my solicitor and he just said that he hadn’t heard anything and would let me know when he did…

@lemonworld ideally your solicitor, but otherwise EA. Tbh they are probably waiting on searches so there is currently no update, but it could be worth finding out if they're planning on doing a survey etc as they could be cracking on with that while the searches happen.

@lemonworld I think your solicitor would only chase his solicitor whereas your EA can chase the buyer directly. As @EstherHazy said, ask your EA to check if your buyer is planning a survey. It may be that the buyer is waiting for searches and will send all enquiries at once. Although my buyer’s solicitor sent enquiries to the wrong email address and only realised when I chased (via EA) to find out why I hadn’t heard anything!

Just wanted to come back and update - we are in!! Moved in last Thursday. A car crash of a move but we’re over the moon to be in. The vendor still hasn’t moved all of their things out and has been back every day since the love the collect more from the cellar. Keep just sitting in different positions around the house taking everything in. It doesn’t feel like ours at all. So much SPACE 😆 Spent yesterday digging up the jungle of a garden - that’s a very big job to be done over this summer.

I hope everyone waiting is progressing well. I honestly thought it wouldn’t actually happen for a very long time because of all the complications. Hang in there - it will all be worth it in the end!!

Congratulations @SnapBang - so pleased you are happy in your new home. We’ve started looking for somewhere to buy now. I’m glad we are not in any rush as there’s very little coming to the market and I haven’t seen much sign of a fall in prices round here. It’s great to be chain free though as it seems as if anything nice and not overpriced is still being snapped up. 2 viewings this afternoon so you never know!

I'm meeting my solicitor this week to go through the paperwork and sign whatever needs signing. It's chain free on both sides so realistically when after that meeting can I expect to exchange/ complete?
