Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

We sold over 5 months ago now and bought 4.5 months ago. This is ridiculous!!

I’m sat in my living room and I can hear nothing but the Yorkshire wind howling down my chimney and the birds. Far cry from the main road I used to live on.

Slightly overwhelmed by the amount of work I need to do - we’ve bought a lot of land for the horses and they’ve left it a real mess as in 2/3 skips worth of rubbish down the stables. Then had someone come look at the stables yesterday as I thought the roof might need replacing. Turns out they basically need gutting and rebuilding. Also finding our electrics are a bit dodgy so need an electrician ASAP.

I knew the land needed work but didn’t appreciate just how much. This house was a real labour of love but the vendors divorced and I think it’s just been left to rot a bit since.

Thanks @Inapicklee Gosh that sounds like a huge project but it will be so worth it!
We completed yesterday and starting to think about buying. There’s not much on the market. It feels like there’s stuff under budget that would be too big a compromise on space and then a huge leap to way over budget for what we would really like, nothing in between. We don’t have to rush but can’t rent forever!

@Karmatime sending solidarity. Knowing you only need one good house to come on the market is poor comfort when you're waiting in a short-term rental! Is the market generally slowing down where you are?

@thunderouslug That's interesting. What do you think has changed? Just more bureaucracy on the mortgage and conveyancing side?

I feel as if I'm now back here slightly under false premises as I was lucky enough to complete in early February. However, it was 25 years since I'd previously sold and the process now is an unhappy combination of the same uncertainties but with a far more convoluted conveyancing process. There never was this assumption that surveys were merely an opening gambit for price reduction and certainly the volume of what's best described as 'back watching' makes everything longer. I do understand and appreciate the need for due diligence but every single form or process seems to require a level of detail that's often not available. Plus there's an awful lot of reliance on indemnity policies as solutions for things that aren't easily solved by them!

Thanks @spidershavetoomanyknees - yes it’s definitely slowing but more in terms of nothing coming on the market rather than price reductions sadly.
We can stay here longer (year contract from Jan with a 6 month break clause) and the place is ok but hadn’t budgeted for long term renting!

Well I have no idea what’s going on, except that we still haven’t exchanged and there’s some “outstanding enquiries” holding it up further up the chain. Completion is supposed to be 31st March and we were aiming for exchange this week which hasn’t happened. Very stressful.

Oh @SnapBang I feel your pain! It’s so frustrating when the delays are out of your control. I hope you exchange soon. I know that feeling of going into yet another weekend of uncertainty. It’s the lack of transparency that got me. If only they would say - we can’t exchange today due to x, this should be resolved by y date and exchange can happen on z. Keeping 🤞for you.

Just checking in from our new home. The day was incredibly stressful. Our movers clearly underestimated how many things we had but we got there in the end. New home is...well, we realise now that it needs a lot more work (redecorating, not actual building work) than we thought. And it smells weird...but we're happy to finally be here. Thanks to this thread for keeping me a little sane throughout it all.

Your post resonates with me! I just moved into our new place and it also needs a lot more doing to it than I thought. And a bloody good clean.

Also smells really different. Not bad, just different, it's weird how disorientating an unfamiliar smell is! I'm not loving the new house yet but it's a lot to process. I feel a bit numb after all the stress I think.

So confused with ours chain still. Had an email at 4.45 saying they were exchanging at the top of our chain, then all quiet, then an email saying they’d chase tomorrow
morning to see what had happened.

That’s odd @SnapBang - I thought exchange started from the bottom of the chain? It might be that the top of the chain were all ready and there was a hold up further down? I hope it all goes ahead tomorrow.

We're still stuck waiting for someone to make an offer on our house. We've been back on the market for 2 weeks now and have had 8 viewings. Im hoping someone is considering making an offer but we haven't had much feedback. Our sellers agent called yesterday to confirm they're still committed to the sale and slowly packing up their house which has put my mind at rest a bit but we've mentally checked out of our current house and just want to move!

My understanding of it now is that exchanging is like trying to herd a class of primary kids onto a school trip when there's a snowstorm outside and a wasp in the classroom... as fast as you get a few of them lined up, gone to the toilet, hands washed, coats on and ready to go... another three are brawling in the corner, four have fucked off for a music lesson and someone's lost their trip money down the drain grate in the playground.

You need them all lined up, having had a pee, spending money in hand for the magic to happen... and that is why it's such a fucking pain in the arse.

so had some unwelcome news today.
after accepting an offer on our house before Christmas we’ve found out that our buyers mortgage offer will be another four weeks. We’ve been strung along and I’m completely sick of the whole thing now. Our vendors are ready to go pending some more surveys so don’t want to lose that house. Just waiting for the agents to call me as I found out via our buyer who texted me - he’s very apologetic but I’ve so gone off the boil with it all

well, today we gave fresh permission to exchange and then…. Nothing… then 3pm we heard that someone at the top of the chain has an issue with funds and everything has stopped. Then some arguing between solicitors. Now we’ve been told they’ll phone first thing again tomorrow to so for permission again. very, very stressed out tonight.
