Hello,
Don't mind me, I'm just going to sit for a while in this lovely waiting room which, having read the entire thread, makes me worry at all the weird and random things that could delay our exchange but also gives me confidence that 90% of the people on this thread do seem to have eventually moved.
Our story is quite the same as everyone else's. In a chain of 4, we're 2nd one down. Our vendors are moving to a flat they already own, and our buyers are selling their house to a FTB.
We had our offer accepted about 10 days before Xmas '22 but our original chain collapsed in Jan. We managed to re-establish the chain after about a week which was great and so far (fingers crossed) its all been okay. It's been about 9 weeks since then and we're so close to exchange it hurts. We've been ready on our purchase since the end of Feb, and ready on our sale since mid-March. But our buyers sale is currently holding things up, as their sale has outstanding enquiries which can only be answered by their property management company. As soon as this came to light, the EAs and the conveyancers all basically stopped discussing potential moving dates as they think these things can drag out for ages so there's not much point. We've tried to force the issue by saying when we would like to move by but it doesn't seem to be doing much.
A cursory look at trust pilot confirms that this property management company don't seem to be very helpful and the only way to get a response is to chase and chase via phone, which I have no idea if our buyers are doing.
I know they are super keen to get moving too, and they really want to arrange moving dates so I don't think they're dragging their feet. I do wonder if the FTB at the bottom of the chain is deliberately dragging out enquiries for some obscure reason but they've moved pretty quickly so far.
Our buyers seem really lovely and also really frustrated with the moving process so I don't want to start adding extra pressure to them in case they all decide its too stressful and pull out. But also if it was me, I would be chasing the property management every day to make sure they're responding to the enquiries ASAP, and I have no idea if they're doing that and not sure how we can really push from our end as its nothing to do with us.
The last update I had was that they were still waiting for a response but they've had the enquiries for a week already. So now we're in exchange limbo, feeling sick, and hoping people are being as pedantic and pushy as we would be if our sale was resting on the result of a few final enquiries.
Not sure how many of you have coped! The wait is killing me.....
