Buyers/Sellers Exchange waiting room

spidershavetoomanyknees · 31/01/2023 08:57

Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

@Karmatime Ohh exciting, you’re in the perfect position! I hope you find something fabulous soon! Fingers crossed for your viewings later.

@TeaChocKitKat thats the impossible question but there doesn’t seem to be much moving going on at the moment so you’d think it’d be quicker!!

spidershavetoomanyknees · 04/04/2023 11:27

Amazing news @SnapBang !

@TeaChocKitKat that's something you can ask the solicitor when you meet. Sounds like you're extremely close now

How's everyone getting on this week - anyone else closing in on exchange?

MrsBlondie · 04/04/2023 11:57

Once exchange happens is it pretty 99.9% likely to happen?!!

MrsBlondie · 04/04/2023 11:58

Glad you love your new place @SnapBang

Good luck with viewings @Karmatime

@TeaChocKitKat have you had all surveys and enquiries completed?

Yes everything else is done. I have my deposit sat waiting to be transferred across! I'm hoping it will just be a matter of days now. I'm also going to push for exchange and completion to happen as closely together as possible.

MrsBlondie · 04/04/2023 16:34

@TeaChocKitKat exchange should be good to go I would have thought then. FIngers crossed!

The solicitor has mentioned next Friday as a completion date. I was hoping for sooner to be honest but it's not long now hopefully! 🤞

Hello,

Don't mind me, I'm just going to sit for a while in this lovely waiting room which, having read the entire thread, makes me worry at all the weird and random things that could delay our exchange but also gives me confidence that 90% of the people on this thread do seem to have eventually moved.

Our story is quite the same as everyone else's. In a chain of 4, we're 2nd one down. Our vendors are moving to a flat they already own, and our buyers are selling their house to a FTB.

We had our offer accepted about 10 days before Xmas '22 but our original chain collapsed in Jan. We managed to re-establish the chain after about a week which was great and so far (fingers crossed) its all been okay. It's been about 9 weeks since then and we're so close to exchange it hurts. We've been ready on our purchase since the end of Feb, and ready on our sale since mid-March. But our buyers sale is currently holding things up, as their sale has outstanding enquiries which can only be answered by their property management company. As soon as this came to light, the EAs and the conveyancers all basically stopped discussing potential moving dates as they think these things can drag out for ages so there's not much point. We've tried to force the issue by saying when we would like to move by but it doesn't seem to be doing much.

A cursory look at trust pilot confirms that this property management company don't seem to be very helpful and the only way to get a response is to chase and chase via phone, which I have no idea if our buyers are doing.

I know they are super keen to get moving too, and they really want to arrange moving dates so I don't think they're dragging their feet. I do wonder if the FTB at the bottom of the chain is deliberately dragging out enquiries for some obscure reason but they've moved pretty quickly so far.

Our buyers seem really lovely and also really frustrated with the moving process so I don't want to start adding extra pressure to them in case they all decide its too stressful and pull out. But also if it was me, I would be chasing the property management every day to make sure they're responding to the enquiries ASAP, and I have no idea if they're doing that and not sure how we can really push from our end as its nothing to do with us.

The last update I had was that they were still waiting for a response but they've had the enquiries for a week already. So now we're in exchange limbo, feeling sick, and hoping people are being as pedantic and pushy as we would be if our sale was resting on the result of a few final enquiries.

Not sure how many of you have coped! The wait is killing me.....

MrsBlondie · 05/04/2023 10:22

@ReadyAndWaiting22 we have dealt with management company for our move (we have just exchanged but not yet completed). It is painfully slow!
However we did ring them ourselves....and got things moving. We were after copies of insurance documents and accounts. This was for our house purchase.

ReadyAndWaiting22 · 05/04/2023 10:26

@MrsBlondie thank you! so you were able to chase the property management company of the property you were trying to purchase to get things moving? That's good to know. So glad you've finally exchanged as well, must be a relief.

I think as this is our buyers sale and its not us purchasing or selling, it technically has nothing to do with us legally so I think we would be out of order to start chasing them. We're just stuck waiting for them to get it across the line so they can then purchase our property.

Really hoping they are pushing as much as possible. Can't bear the thought of a long bank holiday with no news.

MrsBlondie · 05/04/2023 10:28

Yes that is correct. We had their details on an email from our solicitor and were so fed up of waiting (I get the impression that Solicitors just email and not phone!).

MrsBlondie · 05/04/2023 10:29

PS the waiting is the WORST! We are still waiting, now to move!

PleaseJustText · 05/04/2023 10:59

We're still waiting for a buyer after our first had their mortgage application. rejected Sad

We had two viewings on Monday. One ruled it out because she has a big american car and couldn't fit it on the drive (the neighbours probably dodged a bullet, it was looouuud). The second viewers were very positive but have a few viewings booked this week. We have a couple back for a second viewing this afternoon with their parents. I'm hoping they're the ones. The people we're buying from have been patient so far (we've been back on the market for nearly a month) but there's only so long they can live in limbo.

I'm feeling desperate to move. I want to enjoy our new garden this summer.

ivfbabymomma1 · 05/04/2023 15:35

After losing our first buyer, we have just accepted an offer from a new buyer! Cash buyers so fingers crossed this time because I don't think our vendor will wait much longer sadly

Brilliant news! Fingers crossed for you!

unluckyinlife · 08/04/2023 22:28

We have been told to choose a desired completion date before the end of the month. We've requested the 29th! All feels so really now. We offered around the 18th of Feb so been very quick for us!

RubyPip · 13/04/2023 07:21

I'm still here and have only just sold after 3 months being on the market!

Had to reduce £25k (10%) but relieved to finally get a buyer.

We moved into the new house 5 weeks ago, loads more needs doing than I thought but it's always the way, right?! Be a huge relief to release the money from the old house and not be paying 2 lots of council tax!

Karmatime · 13/04/2023 07:40

Congratulations @RubyPip - I hope it’s a smooth and speedy sale. 🤞

lemonworld · 13/04/2023 07:47

This is amazing, congratulations. We offered in mid feb too and our vendor hasn’t even completed his starter pack…

lemonworld · 13/04/2023 07:49

Still not got the hang of this. That was directed @unluckyinlife

LucasTheSpider · 13/04/2023 13:45

Hi all.

New to the thread. Not exactly in the same position as everyone else, but have just offered on a property that needs complete modernisation (what are we thinking?!). We're chain free ourselves. Asking price for the house is offers in excess of £400k. We offered £370k. Will probably get rejected.. but if you don't ask, you don't get! Sitting here, twiddling my thumbs, waiting for the estate agent to get back to me..

MrsBlondie · 13/04/2023 14:08

oh @LucasTheSpider hope you hear back soon from the EA.

We have exchanged and move next month. Now just got to think about the packing and the actual move eek.

It will be 7 months since we sold. 6 months since we bought. So its been a LONG process here.
(long and torturous!)

unluckyinlife · 13/04/2023 16:57

So We're due to exchange shoetly and complete on the 29th. Our solicitors and the vendors are now in a he said/she said scenario about the outstanding two enquiries and if this isn't cleared up next week the whole thing may be pushed back! Neither vendor or us want this so the poor estate agent is stuck in the middle 😃

PleaseJustText · 13/04/2023 18:26

Oh I'm so jealous of you all. We're still here waiting to sell. Viewings seem to be increasing which is good. The second viewing last week was postponed to last Saturday. It was all very positive at the time but the agents haven't heard back. We had a second viewing and a first viewing yesterday. Three viewings today. Two booked for tomorrow.
