Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

@Allfurcoatandnoknickers My delays were caused by the sale of my buyer’s leasehold flat. Mortgage lenders now have a whole list of conditions that have to be satisfied and these vary from lender to lender. Also my buyer is using a useless online conveyancer, I don’t think they were a thing 25 years ago.
You would think that being able to do things online rather than by post or in person would speed things up but I bought a leasehold flat in 1996 and the whole process took 5 weeks.

@Karmatime I used to work in conveyancing in a former life in the 1990's and it was during the property boom. Even with the delays with searches, etc., and using no computers/online anything (very backward then!), it was quicker. The Agents used to do far less then in my experience than they do now. Our current solicitor is very old school and lots in the post/bit of email stuff. Our Agents have been very on the ball, but it helps that all 3 houses in the chain are with the same Agent!! Just sent them an email to see if we could give a big nudge this week and get the ball rolling as things have stagnated the last 3 weeks.

Have had both our and seller's EA tell me exchange will be happening today. There was some confusion re completion date but seems to be resolved. I am impatiently waiting by the phone because I need to get organising now! I know our solicitor stops working at 4.30, so I am definitely starting to get nervous.

Should have kept my mouth shut and not jinx it. There is an issue with a mortgage somewhere in the chain. Again. Feels like groundhog day every week. I'm exhausted.

All my sympathy @thunderouslug - I hope it happens soon and you can sort a completion date that works for you.
Last week I completely ran out of steam with all the false starts and felt totally drained by the end of it.
Nothing can happen now until Wednesday so I’m trying to push it out of my mind until then. Easier said than done!

Can I join in the misery please? 😂 we are currently in the middle of “it could be any day now” limbo. There’s another piece of paperwork miraculously missing today so exchange hasn’t happened again. Roll on tomorrow.

Hello, can anyone advise me on when in the process the TR1 form is completed please? I'm just trying to work out where everything is and when we are likely to exchange. Thanks

I filled it in at the same time as the draft contract at the point where we were ready to exchange in December. However problems with my buyer’s sale meant that we didn’t exchange and still haven’t!

@TeaChocKitKat The TR1 should be filled out and signed ahead of exchange. I think it gets posted between exchange and completion or at the time of completion.

@TeaChocKitKat We signed ours together with the draft contract in January. We were meant to exchange beginning of February, then late February, then yesterday.... There's always a problem somewhere in the chain.

@thunderouslug how come so long for your exchange? You must be climbing the walls?

We are also in never ending limbo. All paperwork in and all ready to exchange but house at end of chain needs to find a rental and doesnt seem to be in a rush. Its been 5 months already since we sold.....ringing EA to start to put pressure on this week.

We have exchanged!!!! It got really close to 5 o'clock and I really thought we wouldn't manage to again. But we have, finally!

@MrsBlondie It was all because of one person in the chain who wasn't being honest and communicative. He didn't transfer the deposit to his solicitor but nobody else knew (solicitor also very evasive). Then he was abroad and couldn't manage to make a transfer from abroad. Then he was back but suddenly didn't have the funds anymore. And then, magically, he had the funds. It was all very dodgy but whatever. Just praying he doesn't pull another stunt on completion.

That’s fantastic news - when do you complete? I’m really hoping I will be able to join you this week. We are supposed to complete Thursday and exchange either tomorrow or on the same day. My buyer’s solicitor agreed these dates in writing (email to my solicitor) on Friday but no one has been able to contact her so far this week to check we are on track so I’ll believe it when it happens.

Oh wow congratulations!!!

We are waiting on confirmation now from our bank that we won’t be paying an ERC since we’re porting our mortgage to a new deal but staying with the same bank. They agreed this an age ago but the solicitor suddenly came out and said we’d still have to pay an ERC today - when we were ready to exchange. Our mortgage broker confirmed that no, we wouldn’t over the telephone. Everyone is waiting to talk to each other tomorrow.

We're back to selling our house after our buyers mortgage application was rejected. We've had 6 viewings since Saturday and have 2 more booked in on Thursday and Saturday. I'm sat here hoping and hoping someone will think it's the right house for them. The couple we're buying from haven't put their house back on the market but I'm worried they might. We weren't even allowed to view it until we had an offer on our own place.

@Karmatime Congratulations! Finally. It's such a relief isn't it? We are completing Friday. Am running around trying to pack like mad. We do have movers with packing coming tomorrow but need to get rid of some stuff, organise etc. Thankfully my employer was really nice and let me book annual leave last minute.

Our sellers told our solicitors that they wanted to complete house sale by end of April. That was their special request. My partner and I have budgeted for our mortgage payment to come out in May because of this and would be really stretching ourselves to pay April mortgage tbh. They’ve now changed their mind and said they want to complete by the end of March. Neither of us are in a chain but when they told us a few weeks ago it would be April, we stuck to that. So annoying, literally just want them to extend a week but they’re kicking off.
