Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

Oh my goodness. I have (nievely perhaps) assumed exchange was simple. Seems not.
Hope it happens soon fir those waiting.

It's been 5 months since ww sold now and 4.5 since we bought. I've forgotten what the house looks like 🤣 and so so fed up of limbo land

Well no exchange for me today. My buyer’s solicitor despite proposing exchange today and completion Monday now advises we can’t exchange until Tuesday when the gifted deposit has cleared. Why they lied yesterday I have no idea!
I hope at least some of us make it before the weekend.
My agent has gone to check on my house so I hope she doesn’t feed back with more bad news!

Well we got in in the end - completed on Friday, but bloody hell our buyers took it to the max! Got to 1pm, we'd vacated and were sat in a carpark with all the kids' pets (2 guinea pigs, 2 pairs of hamsters) in the car waiting for the call and they hadn't even STARTED sending the funds till 1pm!!! Thankfully our solicitors literally whipped them back out of the account and sent them onward the second they showed up and we got the keys gone 3pm (for a 1 chain purchase) - just in time for DD1 to get out of school and start telling the removals guys where to put all the stuff in completely the wrong rooms. So we're knackered, my back is fucked and it's just been so much worse than it should have been... but we're in.

I am never ever selling to overseas buyers again. This Hong Kong pair were fuckwits.

No news yet whether the deposit from bottom of the chain has been received by the solicitors yet. Therefore guaranteed no exchange today. I am so close to just giving up and resigning myself to a life in this shoebox. Moving is just too difficult.

Ah congrats @CoffeeWithCheese - you got there in the end!!!

@Karmatime (and others!!) that is so frustrating! Now you've got the long weekend wait :( I don't understand why people don't move the funds earlier (if everything fell through the solicitors would have to return them so I just don't get why everyone doesn't action the fund transfers sooner so it's all safely there well ahead of the proposed exchange date). Keep your chin up, you'll get there soon!!

It’s actually a relief not be be staring at my phone waiting for it to happen!
Tuesday has now become Thursday next week with exchange and completion on the same day - we shall see.
One bit of good news - my agent reported back that all is fine in the house, bone dry inside and still standing- phew!

We have actually just exchanged - can’t believe it. Good luck to you all, I’m hoping I will stop feeling sick and my constant headache will go now. What a nightmare! Our house went on the market mid June and sold very quickly twice but the rest of it has been hellish. Good luck all, it will happen and thanks for your support

@Karmatime Sorry to hear about the delay. We had some fibbing from the bottom of the chain during our process.

We exchanged around 11am and were funded by 3pm. All told it was 5 months and 7 days.

Great news @Sousuke - my chain of just 2 properties, which ended up being just me and my buyer when he broke the chain with a gifted deposit, has taken 5 months so far. All searches and enquiries on my property were completed before Christmas.
It’s reassuring to hear of exchanges happening, helps me to believe it’s actually possible!

Joining here. Last week I was told exchange should happen in a week. Still no sign. I blame it on os' solicitor who has just raised more enquiries. I want to go to the office and kill him.

Yes I really hope so @Karmatime and good luck @BounceyB . You will get there but my god it’s very painful, I’m still in shock I think. If only everybody just told the truth so you knew where you were it wouldn’t be as bad but no chance of that sadly. It’s certainly a system that’s not fit for purpose. Anyway all the best.

I totally agree @maxiewaxie - if only the process was transparent I could cope with the crazy timescale but you either get kept in the dark or told ‘hopefully’, ‘aiming to’ or ‘should’ which I’ve now realised - after weeks of getting my hopes up and dashed - means absolutely nothing. On top of that my buyer’s solicitor has told blatant lies and added weeks to the process by never responding to anything.
@BounceyB I hope you and all of us still waiting get there as soon as possible next week.

Completely agree @maxiewaxie and @Karmatime - the lack of transparency and integrity astounds me!

As it were, I got the happy phonecall at about 15:30 last night that we have actually exchanged. Frankly can’t believe it.

Irritatingly my buyers want to come and measure up before we complete which is slightly infuriating because my house is an absolute mess right now but I said yes because they’ve been very laid back throughout the process to be fair so I want to be helpful. But I’ve said Monday evening and by then everything should be relatively under control as the horses are going on Tuesday so I’ll be tied up with them then.

I hope you guys who didn’t get to exchange are able to relax a little over the weekend

Congratulations @Inapicklee - so pleased you made it and removals can go ahead as planned.
I’m actually less stressed than I was yesterday and Thursday when I was expecting exchange to happen. It does sound likely that next week will be the week, they already have the buyer’s deposit, their mortgage funds have been requested and gifted deposit in the process of being released. The buyer’s solicitor says Thursday for completion and exchange as soon as they hold all funds which could be Wednesday otherwise it’s simultaneous exchange and completion Thursday.
I still have no idea why they said it would be yesterday when they hadn’t actioned any of that.
@thunderouslug I think you are still waiting too? If so hope the weekend is not too stressful and things happen early next week. Same for you @BounceyB

our sellers have complained our solicitor has ignored 3 emails. We’ve contacted them and they magically replied to said emails and said searches have been received but it’s been a week now and radio silence. Both us and our sellers want it to go through asap (no chain). Is this length of time normal to be quiet? When do we chase?

@Inapicklee congratulations! Such a relief. But really annoying about them wanting to come to measure up. We did that ages ago. No need to leave it until after exchange when people get busy with packing.

@Karmatime Yup, still waiting. And now it looks like if we exchange Monday, we won't be able to complete until the Monday after. I've got some really important work commitments that I need to travel for in that week, so it's very unlikely I could say yes to completion. Which would put completion into the last week of the month. But I also have concert tickets for that last weekend of March in our new location (200 miles from where we are now). I bought them when we were told we'd be exchanging "tomorrow". I thought I'd chance it because I figured surely if we were to be delayed it wouldn't be a whole month.... Not sure what I'll do yet, likely have to delay completion. I either anger my employer who has already been really accommodating throughout this or anger the chain by delaying even further and also miss out on the concert.

@bubble55 if your solicitors are slow then chase regularly, at least twice a week and daily if they haven't responded when they said they would. I am sensitive to this, my buyer’s solicitor is terrible and I wish my buyer had applied a lot more pressure. They have caused weeks of delay and I know he is equally as stressed as me.
I’m not naturally a PITA customer but when it comes to the crazy world of house buying and selling then you need to be the one they can’t wait to complete and get out of their hair!

Sold just before Christmas and stupidly small chain. Waiting for exchange here. Still no sign of our buyers mortgage offer and our vendors survey on the house they’re buying: last time we moved was 25 years ago and it was so straightforward even with a one year old! Completely crazy.

Thanks @spidershavetoomanyknees It should happen for me this week. No chain now and my buyer’s solicitor has said completion Thursday with exchange either Wednesday or on the same day.
They won’t exchange until they are in receipt of both the gifted deposit and mortgage funds. They already have the buyer deposit. They did say deposit funds are being released and the mortgage has been requested.
After the last few weeks I don’t have any degree of certainty.

@Allfurcoatandnoknickers That's interesting. What do you think has changed? Just more bureaucracy on the mortgage and conveyancing side?

I’d say the renegotiation on price after survey results - never remember that happening before but I could be wrong! The market is pretty quiet round here so god knows what it would be like if it was really mad!
