Cant seem to achieve exchange

Three different promised dates for exchange and completion have come and gone and suddenly lower down the chain has gone silent. Our buyer's solicitor has gone quiet. We thought everyone was ready last week. What might be going on? We are supposed to be moving in less than two weeks - or were..

Really hope you hear soon, I feel your pain we are sat here waiting for news today and now it's late, on exchanging today and completing TOMORROW! Unreal... booked days off work, movers are waiting to hear... relative taking two days off to come up from a long way to help.
We were told in mid Nov when this started someone on the chain wanted to push for moving by mid Jan, 10 weeks and I said then not possible, and now this! AND been charged another £175 by solicitor because exchanging and completing within ten days, which we never asked or pushed for Angry
When did you start your move journey?!

We think they have started at the top of the chain exchanging contracts earlier today and since 3pm it's gone quiet!
Oh just had an email from solicitor- another query has only just been raised by the lender at the bottom of the chain, and sent to the freeholder, it's getting ridiculous, way too many in this chain for it to work seamlessly! I will end up in work tomorrow as can't take too much holiday, oh and then my little ones teacher is on strike on weds!!

Thats just awful . We haven't moved for 20 years - had no idea things habitually get taken to the wire like this.

In my experience, things going quiet is a very bad sign. Especially agents.

Harass them tomorrow for actual answers. My nerves would be in shreds!

We had a couple of failed exchanges when we moved last year. Everyone was supposedly all set for Friday then it didn’t happen, same on the Monday. Finally happened on the Tuesday. My agent was brilliant and kept ringing solicitors. Very stressful, ai hope it happens very soon.

Same here. We reckon they are waiting until Thursday's meeting re bank rates. There is suspicion that the base rate will go to 4% which is going to mean mortgage rates rocketing for some. Latest prediction is also for house prices to drop 8% next year. You can see that some will pull out and tbh, it's pretty bl**dy awful out there. Fingers crossed for everyone.

@PointersPlease Imam so sorry, you must be so stressed 🌷Really hope it happens today. I’d ring your agent the second they are open so they can ring around everyone first thing.

After selling our house finally last autumn I am still stuck in house selling land as have a small share of an inherited house that fell through after then death of the second owner without a will and an old family feud is delaying probate. It does feel like it might never end, we are coming up to year’s anniversary of instructing agent for ours which was attempt number 3 for us so the whole thing started in 2020.

I’m waiting too, it was supposed to happen Friday 13th. Transpires bottom of the chain was never ready and there’s a lease problem that needs to be sorted either by a deed of variation or indemnity. I’m at the top of the chain of 3 and have already moved into a rental. I’m 250 miles away and worrying about having to leave the house empty for too long. Hoping and praying that we will get over the line soon and I don’t have to start the whole painful process over again.

Oh god I hear you, it took us three weeks of daily chasing and people umming and ahhing about dates, it was beyond frustrating...
In September we were in the same situation, close to exchange, but buyer ended up having to pull out as their mortgage offer has expired (without telling us when it was due to expire beforehand).
Yesterday we FINALLY managed to exchange! Hope you do too, soon.
