I have noticed it in my area where there was a shortage for years. Is this the start of a proper slowdown?

@Poppingboba I think SW London flats have struggled since Brexit & particularly new builds. Plus a lot of that market relies on equity gains & borrowing.

Bank of mum and dad hotspot?

I think you’re giving yourself away op. Some of your comments smack of bitterness or resentment.

I am a longstanding homeowner in the area hoping to move soon so you read that all wrong.

Where we are (Notts/Lincs boarder) lots aren't selling then they go up for rent instead but the rents have really gone up so they aren't shifting very quickly either.
There's a demand for rentals but so many are so expensive nowadays if people's landlords sell up and they need somewhere else lots of people are worrying about the increased rent

See I'm the other side of Notts on the Derbyshire border and we have this really crazy bubble of immigration from Hong Kong with cash buyers coming in. The rent rises seem to have levelled off a bit cos they got ridiculous (house we once rented that has had minimal work done since we rented there - we paid £450 a month is now up for £950 and thankfully no one is biting) but FTB fodder is still also being purchased by buy to letters (but we're within the city tram network and walking distance to stops so makes us attractive in that regard)

Popular town in Worcestershire where houses would sell within a week about 6 months ago. Houses are either not selling, being reduced or selling once reduced. Prices have dropped around 10%. Not much is coming on so probably people holding off

Leics border near Derb/Staffs. Estate agents seem to be listing at ridiculous prices, probably on the off chance they can get high offers / make it look like prices are increasing, up and up. Doubt the vendors mind that.

A few weeks later, the price then generally reduced, and then sometimes again. Or they switch estate agents and photos from a slightly different angle appear. The very good ones they maybe sell, but a lot of properties just sitting there. Suggests buyers aren't fooled. It's just a game.
