Scottish Highlands cottage holiday home

Has anyone got a feel for prices in the Highlands? We have recently inherited a large sum and looking at investing in property for family to use all year round. We've been looking 20miles around Aviemore but agents seem to vary wildly in what they're saying to us about prices and we've missed out on one place already which went to a closing date by bidding too low. Anyone know the area well? Are pandemic prices likely to stay or will prices fall during 2023?

Inverness sales seem to be slow but a few houses in my parents village have gone really quickly, so it’s difficult to know. The market is so quiet this time of year anyway!

Just in case you didn’t know, you need a short term let licence now. I’m not sure if it applies to holiday houses used by friends and family but just in case you were to rent it out - www.highland.gov.uk/info/20021/short_term_lets/1021/short_term_lets_licensing

Thanks yes I'm aware of the licensing stuff, and the million other regulations Scot Gov wants even if you are just letting friends and family stay for a weekend. Its crazy but hey ho, if it stops Airbnb taking over then I can live with it.

We're looking at Aviemore, Kingussie, Newtonmore, Boat of Garten, Abernethy. One agent said prices 8 -10% over.asking, another said 20%-30% over which is hard to believe.
