Correct notice for periodic tenancy

Hi all

Hoping someone knows before I call the agent.

In a periodic tenancy, does the 30 days given begin as soon as it is sent/received or does it begin from the following rent due date?

We’ve got a new property and just have to give 30 days notice to current. Rent is due on the 20th. I was under the impression that as we have already paid until the 20th, we will pay one more month payment as of notice served. Is this right, or do we pay as normal and then ANOTHER months on the 20th despite not being here?

Usually you time it so it's received by the day before the next rent due date then you have a month from then?

Have you just missed the date? Apparently it's an option just to ask for a different date but dependent on landlord's goodwill.

I think I’m getting confused.

Since rent is in arrears and we’ve already paid until 20th, then we will just have to pay one months rent on our current place, right?

We had already anticipated that but I was worried I’d somehow added on extra weeks as well.

So you've paid until 20 Jan? Give notice on 19 Jan, final rental payment made 20 Jan covering following month.

Move out up to 19 Feb.

Can you copy and paste the wording from your tenancy agreement?

It will depend on what it says as to how much notice.

Usually you can give notice on any day, provided it is before your final month's rent payment.

If you send notice today, they probably won't acknowledge it til Monday 16th Jan. This is before your final months payment, so will be able to leave on the 19th Feb
