To keep or not to keep?

We have an old garage in our garden which we kept when extending the house and this blocked driveway access to it.
My original plan was to turn it into a home office but DH vetoed this idea- too expensive etc.
So it has stayed as a dumping ground for around 10 years.
The roof has just started leaking, there are a few areas where the mortar has crumbled , one door needs replacing and I think it might be an idea to demolish it.

DH wants to keep it "as we need the storage". It's mainly his stuff stored and most of it he hasn't looked at since he put it in there when the extension was built.
I also think it would be cheaper to replace with a shed for the gardening tools rather than re roof etc ?

we reroofed our garage last year cost £1500 i dont know if demolishing with having to remove the waste and buying a new shed would be cheaper

Also the stuff inside the garage wil go mouldy fairly quickly we moved in the summer so the leaky roof wasnt a problem come the winter we went in to sort it out and tidy and most of the stuff we had put in there had mould all over it had to throw so much stuff away it was galling
