Cash purchase - how long till we get the keys?

I have asked this before and I know there is no real answer.

But please humour me and share your experience of being a cash buyer with no property to sell.

We are relocating 100s of miles away, moving the kids away from their schools and friends and the waiting is almost unbearable.

At the moment we are in rented accommodation and so desperate to get settled again.

We had an offer accepted in the 15th December, have completed the memorandum for sale and are waiting for contracts from the sellers solicitors. No searches.

I'm thinking perhaps another 6 weeks?

I don't think a one-sided purchase (no sale) is much faster than normal tbh, it's the same searches etc that need to be done. I bought a house that I was renting and living in at the time, and it still took a few months! Hope it moves quickly for you, OP.

Offer accepted 13th Oct, had the keys 9th Dec. No onward chain, and we’d already sold and moved into temporary accommodation.

We could probably have been in a week or two earlier if we didn’t want the searches - they were the last things we were waiting on.

Our solicitor was very on the ball and vendors motivated to move which all helped in our favour 😊

3 months (waiting for vendors new build to be ready)
Cash buyer house 2:
5 weeks
Cash buyer house 3:
4.5 months (probate)

Cash buyer 4 months, sellers lied and said they were moving in with family however ended up buying which delayed our purchase. If there had been another suitable property I'd have pulled out once they started delaying tactics
