What sort of price difference do you expect between a semi and detached?

Purely hypothetical.

Let's say a 1700 sq ft 4 bed semi vs 3000 sq ft 5 bed detatched, a wider plot for detatched. Same era, condition, same road. Is the % difference proportionate to size or not?

Round here, I would expect a 4-bed semi to be £800-900k. A much larger, detached house would be £1.3m+

Well, it’s not just going to be semi vs detached, is it? It’s almost double the square footage, an extra bedroom and a bigger garden. You’d need to compare a four bed detached and a four bed semi on a similar size plot, with similar square footage, to get an idea of how much more being detached adds to the cost.

@SilverGlassHare how about 4 bed semi vs 4 bed detatched that is 40% larger. What would you expect the price difference to be? It's hypothetical but I want to factor in detatched homes tend to have a bigger floor plate and wider land plot so bigger rooms, wider garden/driveway. But same layout and length of garden/driveway for sake of this.

Move market is really useful for this. You can see by property, road, postcode etc all the price per sqft.

Obviously per house will vary but it will give you an idea.

Thank you @LemonSwan exactly what I'm looking for. What I'm noticing is in my area the price per sq ft of semis are actually much, much higher than detached and puzzled by.

It’s a weird thing. Prices per sqft usually are cheaper the larger the property.

So on a tiny house most of the price is just the minimum price for a house IYSWIM.

It changes area to area, even road to road. For multitude reasons other than the above. Can swing to the opposite (pay more per sqft) if space is at a premium and only certain properties have space. So like pent house lofts or manor houses in central London.

I'd say that's normal tbh in the UK.

Have you lived somewhere where that isn't the case?

If you compare by price per square foot the detached will be higher than the semi. Just like how the psf of a one bedroom flat will be higher than that of a 3 bedroom.

Oops sorry typo there. I meant the psf of a semi detached will be higher than the psf of a detached house.

I would expect affordability to be a factor. More people can stretch to say £700k for a semi than to £1.3m for the detached (figures from the example above). So demand and therefore price is higher.

In my area, the psf for a 3 bed bungalows far outstrips the psf for a 4 bed detached. Same developer, same area, similar room and garden sizes, driveways, garage etc.

Purely supply and demand.

It’s a piece of string question. Location is the most important factor. If the location is leafy and desirable with good schools, the detached house be more than double the semi. If it’s not a particularly desirable location, it might only be 30% more. After all. Someone who can afford a house over a certain amount, may skip the detached in a detached area and go for a different house type in a better area.
