I'm just wondering if anyone has any experience with permitted development for a shed/outbuilding
I think I understand the planning portal but not 100% sure.
Firstly I believe in calculating if I can have the shed under permitted development I need to look at the original house as it was built and it's boundaries, then also take into account the extension on it, and the size of the shed we want to build. If it's less than 50% of the original house size, that's the first requirement met?
Is that correct?
Secondly as it will be about 1m from the boundary, the max height from the ground is 2.5m. is that correct?
Thirdly, for the life of me I can't work out if there is a restrictions on the type of material used. I swear it used to be the shed/outbuilding had to be a non permanent structure i.e wood, but I can't find that specification on the portal. Due to the cost of wood we were looking at a breeze block build with a cement board cladding.
However on point two and three above to confuse myself when I was looking to see if any clarifications on material type I started reading on other websites about if it's within 1m of the boundary then needs to be fire retardant materials, but again can't find that specified on the planning portal.
If it helps the shed will be about 14ft by 8ft.
Most of the other neighbors have similar sized sheds, but it's our neighbours that would complain, and probably more so if it was build with a brick internal.
Any advice or experiences welcome.
