Buying in Deal, Kent - advice needed

I just moved to Deal, Kent, currently renting and looking to buy a 2 or 3 bed house.

I really like the town and it is seems pretty safe to me, especially after living in London for many years, but I keep getting conflicting advice from friends who live in the area about the streets/areas I should be avoiding.

I will be living on my own and am looking for a home where I can semi-retire so I want to make sure I pick somewhere quiet.

Does anyone knows/lives in Deal or Walmer and has any advice they could give me?

I have heard that from a few people now. It is a shame because houses are cheaper around that area (for a reason I assume...).

I had seen one on Mill Road which is quite nice but the proximity made me nervous.

Have a walk around. I have lots of family there. My brother owned a house near the tip :)

He said it's a nice area but the road has a better side.... if that makes sense to you :)

@Stomacharmeleon thank you! The one I saw is just before the football club grounds :) there.

Looked fine to me (but then compared to many parts of London, everywhere else looks pretty safe...) but some of my local friends are dubious about it while others said it would be OK so hence a lot of confusion...

Hello, I am so happy I have found this thread as myself and my little family are considering moving to Deal to live nearer family in Kent and I wondered about which areas are nice and not so nice to live in. Does anyone have any thoughts about Park Avenue or Claremont Road in Deal or Cronwall Road in Walmer? Park Avenue seems to be quite close to Mill Hill - is it just that road or all roads surrounding Mill Hill which aren't so nice? Thanks so much for any advice. xx

I was walking on Park Avenue yesterday :). Seems fine to me and quite distant from Mill Hill. Same with Claremont Road.

I actually rent a flat close to these two roads and it is perfectly fine so far :).

I don't too much abut Walmer, sorry.

Hope we both found new homes in the town!

@Edinburghmusing the budget is small as I am on my own after leaving a relationship. Max is £280,000 - £290,000

@SunnyHAn18 also Mill Hill and Mill Road are in slightly different. I was told to avoid Mill Hill for sure and anywhere too close to the cemetery on that side of town.

Thank you @Greenfairydust that's so helpful. I've looked back on the map and see what you mean by the area of Mill Hill vs the road named that. Hope you find a lovely home soon 😊 we will hopefully have a wonder round the roads at some stage to get a feel for the area. Xx

Don’t buy anywhere near The Lighthouse music venue ( the Strand ) , it’s very loud and they run late !

I've lived in the area for a long time. There aren't any really bad areas of Deal or Walmer at all, although there are nicer/less nice parts. Park Avenue is nice - pretty close to both the town and the beach. Cornwall Road is also fine - less close to town but still pretty near the beach. Parking can be a problem on this road if you don't have a drive. I love the area around the Lighthouse (used to own a house two streets behind it) - it's wonderfully villagey. The Lighthouse is wonderful as a pub and venue too.

I think my favourite area of Deal (and also, I reckon, the most bargainous) is the very North end, right near the golf course and what used to be Sandown Castle (there isn't a castle there anymore but a lovely garden maintained beautifully by volunteers). Years ago it was considered a bit rough (by Deal standards... Which isn't very rough at all 😀), but now it's not at all. Lots of creative people, close to the boutiquey end of the High Street, very close to the sea, beautiful walks along the golf course towards Sandwich Bay. It's got a wonderfully quiet atmosphere and it's cheaper than other areas that have similar plus points. If I was to move back to Deal, I would absolutely focus my search around there. College Road, Sandown Rd (this is fairly expensive as it has lots of lovely period property), Harold Rd, Godwyn Road are areas that spring to mind.

I actually had put an offer on a house on the North side not to far from Golf Road but the owner/agent were a nightmare to deal with and just kept pushing for a higher offer so I withdrew.

Loved the area though, very peaceful, so I was very sad to lose the house!

I am hoping something else will come up there, as I am still not 100% sure about Mill Road, liked the house but not quite sold on the street.

Ooh, yes - I really do love that part of Deal. It's a gem. Shame you were mucked around though.

Was it the part of Mill Road that borders Victoria Park? Because that's pretty nice.

@PussyGaPaw The house I saw on Mill Road is just before the football grounds so past the park, if that makes sense...

I will have a look to see if there is anything near Victoria Park.

@Secretsevens I am going through the buying process at the moment after offering on a house (not on Mill Road though ), so I am keeping my fingers crossed.

I don't have young kids so can't really advise on primary schools. I think people sometimes post on the local community Facebook groups for advice about schools so you might want to have a look there.

Thornbridge Road runs between Mill Road and Telegraph Road.

Telegraph Road runs by the railway line
