How much for new roof

Hi

Hoping I can get an estimate, one of my roof on the extension part of the house has been leaking.
It's 3.1x4 metres.

I've been quoted £1250 for the roof to be stripped - the slates, battens and felt. Then a new breathable membrane felt installed, with treated battens, reinstate roof with new concrete tiles.

I feel like it's a lot for the size of the roof but then again am not too sure.

I had a builder that was doing work in my house, he recommended the roofer, so I feel like perhaps it's been quoted higher in order for the builder to get his cut.

Rip his arm off

It's not a bad price, it works out cheaper per Msq to have a whole house done as they've already paid the scaffolding / economies of scale etc.
The drink for thr builder will only be £20!

Why do you think it's expensive, seems like a bargain. It cost me £800 just to replace the chimney flashing last year.

It's a first floor roof. They won't need to put scaffolding, they will use like a pre-built scaffold to give the height.
I don't know how much it should cost, just thought for that size roof, it seems a lot. If it was the entire width of my roof, I would think that price is fair.
I was supposed to get another quote but the other roofer didn't turn up

I still think it's reasonably priced.

You've got a roofer to turn up, and quote?
Get it done. Decent roofers are like gold dust round here.

This with bells on

That seems too cheap to me! With cost of materials as they are. Have you used him before/was he recommended?

hiyaqwerty · 16/12/2022 16:58

Roofer is coming to do it tomorrow. I will pay the amount as I don't want it leaking when it rains again. Just wanted to be at peace knowing I wasn't ripped off. So based on the comments here, seems like it's a good price.

Yes he was recommended by another builder who is already doing work in my house.
