Offer on a 625k house

Lovely house in immaculate condition. Hard to find anything locally that's sold recently to compare to. Vendors have found an onwards purchase. With the recent increase in mortgage rates we can't afford anything near 625k. Maybe 580/590. Reckon it's worth viewing or would we get laughed at with that kind of offer? So hard to tell in the current climate!

Definitely worth viewing and your offer, all depends on your proceedable position, your competition and how keen they are to go!

Meant to say, there's another house for sale on the same street for 545k. Same upstairs layout, main differences are that the kitchen isn't anywhere near as high spec, there's no downstairs toilet and no garden office.

The market is slowing, try your luck. Is the bathroom worth the extra money? Is the garden office 50Ks worth?

Thanks everyone! We were looking at the start of the year where everything was going for 20k over asking, so hard to know how much the market has changed.
