Zoopla estimate

According to Zoopla the house,£650k, has risen in price by £15,000.Is this likely to be correct considering the market situation?Which would be better On the move estimates or Zoopla?.Thankyou

I don't think they are that close to reality. They just seem to use a multiplier based on the last sold price where one is available. Oddly Zoopla says mine has gone up since the interest rates went crazy which doesn't make sense as asking prices seem to have stalled.

Zoopla estimate means very little. It recons my neighbour's with the identical other half of our semi is worth 20% more than mine - and I think the value it has on mine is wildly optimistic 😂

Only difference between our houses is the number of times they have been sold.

Thanks for your replies.The estimate has only ever risen or stayed static the last two years.I just don't get how they rise ,how the estimates are calculated.

My next door neighbour has an identical house to me - they paid £25k more for theirs a year before I bought mine and Zoopla will always make their valuation approx. £25k more which is ridiculous.

Zoopla is on its own planet! I got an email saying ours has gone up 20% which makes no sense because the one down the road that’s identical (and maybe in better condition) has had to reduce their asking price to below what we paid a few months ago (yes it does hurt)

Zoopla are 3/4 months behind current times. The post mini-budget hasn't yet been reflected in the estimates.

Makes you wonder if its useful for negotiating a price.Does anyone rely on it being vaguely accurate or is it widely ignored.
