Homebuyer survey the day before exchange!??

Arghhhh!!

We're selling our flat. Meant to exchange any day now and working under serious pressure to complete before buyers mortgage offer runs out (given various dates, 1/12, 16,12, I believe it is 1/1).

Buyer had a Level 1 valuation survey back in June.

Suddenly, buyer has decided they want a homebuyers.

What do I do!? Have to let it happen?! If they want any follow-ups they won't be ready ahead of their deal running out? They're first time buyers and I'm worried they'll see a red "didn't touch the boiler" result and they'll panic.

Apparently the surveyor can come on Saturday...

But it takes a few days to get the report? I'd be asking questions about whether they're going to be ready to exchange.

They’re dragging it out in the hope of knocking money off. You can say no but they might just pull out. What you do depends on whether you want to keep the chain alive but I bet they’ll hard ball you on the price if a survey happens.

Sound like that’s a bit mistake on the buyers side, is the home buyers one a rics survey?

Urgh, I know, they'll definitely going to try and get us down on cost if the survey goes ahead!

Maybe we should try and hard-ball it and say no (and then see what they say). The Estate Agent says they're 100% not going to pull out as the increased mortgage cost now would be astronomical...

Yes, it would be the RICS Level 2 that looks at basic functionality. It's not full surveyor report but mid-level.

I’m just buying a house and getting the level 2 (it was recommended just the level 2 as house is only 20 years old), but bloody hell talking about last minute, although they might try to come at you with a price a level 2 is a very basic survey. When I ordered mine they said report would take 5 working days

was the survey ok when you got it done for the property you are in? Is it an old flat? Is there a big timescale from when it was last done?

Ours did that. The exact same time, 3 months after the level 1 survey.

They used it to try and force us to knock money for every little thing on it, knowing we’d lose our onward purchase if we didn’t accept.
