How many viewings?

Our buyers have been round for their third viewing today. They brought their extended family (approx 15 people) and spent an hour crawling around the house tapping walls, going through our cupboards and asking weird questions such as how our TV works. I’m certain they would’ve stayed longer if the EA hadn’t moved them firmly out. They said they may want to come back and see a few other things, they’ll let us know. We are all done on enquiries and waiting for an exchange date. Would we be unreasonable to say no to further viewings now? It would be a pain to lose them as buyers at this point but they’re staying to be draining.

I’d say no to anymore. I’d be livid if they bought the world and their wife round.

Wow. That's awful and it would have been met with a hard a no from me. We just sold very recently . They've been twice, just the two of them, quick in and out the second time. Your Estate agent should not have allowed this. Don't let them back. It's not normal behaviour.

Are you serious? 15 people, wow, no way would I put up with that. They will never buy your property or anyone else’s for that matter OP. That isn’t how serious buyers behave. No idea why the EA didn’t speak up earlier, they are working for you.

Not right at all and there is no way you should be made to feel you have to allow it.

Sold twice in the past 18-months and in both cases the buyers had just two viewings.
First house. The wife brought her husband the second time (she had come alone previously) and they just wandered through very quickly.
Second house. They brought a structural engineer the second time so they could check that walls could be taken down etc.

No families having a day out would have made it past the door!

Yes it was pretty today overwhelming to be honest. I couldn’t keep track of that many people rummaging around. We are trying to be very understanding as they’re moving here from another country and have a different culture perhaps around buying houses. I just don’t want them to come again. Also they were constantly asking if we can leave things (furniture, even indoor plants!) whilst here but we’ve already signed contents lists. It’s just awkward.

Oh dear. Well the estate agent needs to manage this and tell them no more viewings until after exchange and no more than 2 people for 30 minutes max.

I do think the whole contents thing is just a difference in how other countries do things. We sold a property abroad and left everything down to teaspoons and table mats which is fairly standard there. Makes for a much easier packing process!

Wow I can’t imagine leaving all of my belongings!! Some furniture, yes of course. There is a language barrier too so I hope they understand what they’re getting on completion day. Do people have more viewings after exchange then?? Argh…

I made 3 viewings last time I moved. Once with my BIL for his opinion, once to take the dc round and once on my own to measure curtains etc

Owners were not in for any but obviously I met the EA there.

I think 2 viewings is pretty standard. Once for initial look to narrow down options then a second view to measure up or take a builder if considering structural work. A viewing should not take more than about 20 minutes.

I did three viewings when I bought mine but it was a vacant property. I only did 3 as the survey brought up an electrical issue which I wanted checked out by my electrician and was over and done with in 5 mins.
