This purchase has been a nightmare from day 1. Seller’s solicitor is beyond incompetent. First it took 11 weeks to get the seller’s pack through. Then we find out it’s a shared ownership property that the sellers are back-to-back staircasing, so it means having to deal with a disinterested housing association’s solicitors to get the freehold transfer (which we finally got two weeks ago).
The sellers themselves are very unpleasant people. They were very uncooperative about allowing the RICS surveyor access. Then they had their solicitor send us a nasty-gram claiming that we’d turned up at the property several times, unannounced. We’ve not been there since the day we offered on it!
We’re ready to exchange and the one thing holding us back is a right of access issue. Apparently the access road is privately owned by the council, and there’s nothing giving benefit of right of access. Seller flipped out when we asked for an indemnity, saying they never had access issues so I just said I’d cover it. However, we need the seller to provide a statutory declaration confirming that access has never been an issue - it’s a requirement of both the indemnity and our lender - but they refuse to do this because their incompetent solicitor says it’s not necessary!
I can’t phone them up and tell them they’re complete dickheads, so can I just tell all of you please?
I repeat: MY VENDORS ARE COMPLETE DICKHEADS.
