Cost of renovation/extension

We have architect drawings for a planned extension/renovation, just wondering at likely ballpark figures for overall cost.

Property is a 4 bed 1960s detached

  1. Exterior renovation - small porch extension out from the front, with balcony. Bit of render to cheer it up.
  1. 3m x 10m extension over garage to make existing 2 bedrooms bigger + new en-suites
  1. Replace existing (massive, freezing, leaky) conservatory with 4m x 10m extension, 3 x skylights, sliding doors out to garden, new (medium-sized) kitchen and utility room.
  1. New family bathroom upstairs.
  1. Paint and new flooring throughout. New radiators - plumbing and electrics all fine.

We had hoped to do all this for £200,000 (mid-range finishes are fine, it's a normal suburban family home) but now not sure if it will be possible with rising costs. What do you think? Are we massively underestimating? We're in the Midlands in a medium cost of living area if that makes a difference.

Doesn't seem an unrealistic budget. I think 250k would probably be more comfortable

That's really helpful, thank you! Would that 100k for the kitchen extension likely cover the cost of the actual kitchen and appliances do you think or would that be extra?

I’d say your build costs on the main kitvhen will be more like 75k, plus glazing plus kitchen and appliances plus fitting.

I reckon that would budget about 10k for the kitchen and appliances
