Hi , I am buying a house in Mikleham Rd Orpington
any idea how is it living there ?

Sorry only just seen this so you may already have moved. The road is well known for a house near the corner of Mickleham Road and St Paul’s Wood hill that has very extensive Christmas lights. The houses are ex-LA but now mostly owned and well kept. There is low level social disturbance but nothing major but there can be the occasional house with tenants who are not as considerate as some others.

The Nugent shopping centre on the road at the bottom of the valley has created more jobs and localish shopping. The nearby Cotmandene Crescent has known issues but probably less than some areas.

Hi All

So glad I found this group

I'm planning to move to Okemore Gardens, Orpington soon. I am hearing not so great reviews about this place. One review is that the place is hotspot for weed exchange and drug usage.

Ofcourse the best suggestion I can get is from fellow mammas. What do you all think about the place and it's safety for kids.

P.S: I am new mum here. Delivered a baby girl on 16th Feb 2024

Okemore Gardens is in St Mary Cray and not Orpington. Estate Agents will describe it as Orpington as St Mary Cray doesn’t have the best reputation. It can be perfectly ok but it can just take one family to ruin ot like any area. it can have major issues and I know of someone nearby plagued with trail bikes on the Green but they moved away and so my information is not current. The older 1940s terrace houses are well built, the Sandway estate which is behind Okemore is 1960s more dense housing with flats and houses.

Hello there fellow mummas 🤗
I am continuing to look for houses in Orpington and this time around I have submitted my enquiry for Ravensbury Road.
Does any of you know if this area in Orpington is safe? I have seen some recurrent crimes in sayes court road and Ravensbury junction in crimes report.
Besides it's just behind the railway station. So, does anyone know the level of noise?

Ravensbury Road is St Paul’s Cray rather than Orpington and the train station is St Mary’s Cray. You have the posh houses really close by in Marlings Park. Many of the houses are owner occupied and not bad at all. As with my other posts, it can just take one bad family so just visit at different times of the day.

Good luck with the move. A lot of the properties around St Paul's Wood Hill are now owner occupied and perfectly fine well built 1940s ex LA properties. Sometimes there is anti-social behaviour and quad bikes in the park nearby. I don't know how bad it is though but see it mentioned occassionally on the local FB group.

Midfield hasn't had an ofsted in many many years so is probably due one. I don't know the school myself. Had a friend's daughters go through nearby St Peter & St Paul's and were very happy with it.

The Ramsden Estate in St Mary Cray where this road is located doesn’t have the best reputation but my information isn’t that recent. They did take down some tower blocks iirc fairly recently so that may have changed the vibe a bit. Hopefully someone with more recent info will come along.

My search still continues. Ravensbury road has not worked out as the seller had to pull out last minute. I have narrowed down to - (i) Englefield crescent (ii) Leamington Avenue

What are your thoughts on these areas?

Sorry to hear about the change of plans @V2sMummy . The two locations are quite different.

Leamington is near or part of the Borkwood Park estate and its environs is popular with families and nurses and those working at the nearby hospital. Not too much of a walk to Orpington station either, generally nice. Popular Tubbendon primary and nesrby grammars.

Englefield is Poverest and so perhaps near less desirable primary schools but it has got a lot better in recent years and the stakes around Tillingbourne Green prevent most of the antisocial behaviour that used to happen. Walking distance to St Mary Cray station rather than Orpington or Petts Wood

Of the two I would probably choose Leamington but depends on your priorities.

thoughts:
Clarendon Way: station would be St Mary Cray, long way from shops, there are the posh houses of the Kevington estate and the ex-La further down. Primary options ok, secondary less so. Not bad but there is a reason it is more affordable than nearby areas.

Chipperfield Road: gets a lot of traffic, not all houses have parking, it is a long road and some of the parts near Cotmandene are less desirable than other parts.

Charterhouse Road, there are flats near the by-pass end that have issues but the other end is desirable for similar reasons to Leamington

I am thinking of putting an offer on Craven Road in Orpington. What do you think of this area for safety and primary schools please?

Im looking for more of a peaceful area, which is safe, not too loud and friendly neighbourhood

It is a nice road but depends what your priorities are, it is closer to Chelsfield Station but that is still a fair distance to walk. Not familiar with the nearby primaries and for secondary it is likely many in the road are aiming for grammars or independents. Don’t know how friendly it is or how much noise you get from the park. There is a park run that takes place at Goddington on a Saturday and some junior football clubs meet there too.

Im looking for more of a friendly neighbourhood with families, a road that is quiet, easy access to the M25 as i use this to get to work and good schools around the area

Are there any other roads you would recommend within orpington area that may fit my criteria? My budget is also around 600-650k max

@PettsWoodParadise Our offer didn't get through for the Leamington. The property has 14 offers at the same time so it was tough one.

Re. Charterhouse I am gonna have to say this near saltwood close and Winchester road. Is this problematic area you referred earlier?

Hi @V2sMummy I think if you are hearing distance of the flats you may have issues but otherwise should be fine, the volvo garage recently moved out so don't know what is going to go there either. The flats that face the A224 have had problems in the past and the petrol station means more traffic but also some convenience, do take a look at different times of the day. They do have a lovely popular cafe there and a fantastic butchers in the little parade of shops nearby. Not convenient for the station either but there is a little R bus that takes you into Orpington.
