Alternative layout idea please

Has anyone suggestions or examples of an alternative layout with this floor plan please?

It is a 3 bed terraced house with a modest garden. I just wondered if there was anything alternative I could do with the downstairs layout that would increase kitchen size and potentially open out onto garden…and to do this without loft conversion to move bathroom upstairs!

First thought was swap kitchen and bathroom. And turn the lean to into a corridor with door opening into bathroom then lead to kitchen across the back of the house.

No idea if it can be done. But thats my first thought. You'd have an internal bathroom though.

Looks fairly standard Victorian terrace layout. People turn them into 3 beds with bathroom upstairs by splitting room 2 into a bedroom and a bathroom. But depends on size of rooms.

What’s the budget? If you can afford it I would turn the stairs so they run straight along the wall, and then carve out a bit of bed 1 and bed 2 to make an internal bathroom upstairs, then make the whole back of the house a kitchen/ diner. If not I agree with PPs to make an internal bathroom downstairs but I’d probably do it right next to the stairs where your current dining room is, then make a big open plan kitchen diner at the back downstairs.

if you can afford it, this might work. build a new bathroom in the dining room - all internal. position the pipework carefully so that if you want to one day, you can put a second bathroom in half of bed2 using the same pipework.

I would also put laundry in the bathroom (not the kitchen) because then you can close the door on the noisy machines.

then open up a big space at the back for dining room & kitchen including the side return with a roof light etc.

but this might be expensive and take the house beyond the budget for the area etc.

The upstairs is too small to change and fit bathroom in.

i like the idea of moving bathroom more in the house to where kitchen is - could use a velux for bathroom light.

as it turns out it is very overpriced and requires significant roof repairs as well as new boiler etc so am discounting it. I just could not see how it could be changed to improve but I can now. Thank you

I like this idea as the kitchen is one storey so a Velux would solve internal bathroom and issue of light . Thank you

They moved a downstairs terraced bathroom in this episode, but kept it downstairs.

Ooh watch Your Home Made perfect. In the third series there was a really similar layout - bathroom with shower over bath went under the stairs. Kitchen diner at the back with a door to the garden. Little study area by the stairs. Looked lovely
