Buying and selling - already gone crackers

How long is it taking? I've found a property, offered and all documentation into EA and solicitor instructed. How long will it be before I exhaust Pinterest through stress induced swiping? Cash buyer but selling ours as well. Photos being done this week. Just a shout into the void as everyone irl is already fed up of talking property and it's only been 3 days.....

OP has said that she is a cash buyer and doesn't need to sell but is doing so.

She was asked 'do you need to sell to be a cash buyer?' and replied 'no'.

OP hasn't said she's not a cash buyer, just that she also wants to sell her house.

When we move we will be cash buyers (ie we have the cash in the bank to purchase outright) but will also have a house to sell. In our case any new purchase would not be contingent on our sale, but we wouldn't want to own 2 houses for ages so would list ours at the same time as purchasing.

We don't need to sell. (But we will, cos who needs two properties?)
We have the cash.
Sounds like everybody is having a mare of a time! The house we're buying is chain free as owned by people who have already downsized.
Guess I just need to get some good books to read for the next few months.

2022 Three properties in chain took 5 months.
2019 our purchase of an empty property only (no mortgage) no other properties involved, took 6 months.

We are 11 weeks in since making our offer and it’s been horrendously stressful with first buyer pulling out but hoping that we are one the home straight now at enquiries for our purchase.
it’s been incredibly stressful as I’m a naturally anxious person that worries about everything so I’ve spent countless nights awake worrying about it all falling through.

We're on week 9, hoping to complete by week 11. Relatively short chain. We've been told by the estate agents that this is very quick for the current time as the average at the moment is apparently 14 weeks, I think this might be moreso where mortgages are concerned, though, with the current upheaval. We could have been quicker but those at the bottom of the chain had crap solicitors and crap estate agents who have done a phenomenal amount of arsing around.

My parents recently bought, they and their buyer were cash buyers. Took 6 weeks from start to finish.
