Garage conversion

Hi
Been given a quote for a straightforward garage conversion which we were going to go ahead with, but the building firm has said we need independent building control fees of approx 4k to be paid by us on top of the quote.
Does this sound legitimate, I know we don't need planning permission and looking at our council planning section they charge @£600 for building control, including inspector visits etc.

Just seems a lot on top of the quote as it stands.

Should have said, its a private building controls firm for 4k.

That's what I thought, why they're charging 4k when the council does it for around £600. Wasn't sure if I was missing something obvious!

We used a private building control company for removing a supporting wall recently and they were about twice the council fees but certainly nowhere near that amount more. I know some builders do prefer them because they are more responsive so you're less likely to have delays waiting for the building inspector to schedule you in but that sounds waaaaaaaaaay too much.

I use private building control and it’s half the price of the council.
