Guidance on type of property for tennis business

Hi all,

I currently live in USA, have been for a few years, and will probably come back to UK within 5 or 6 years. I'm exploring the idea of buying a field somewhere close to where we would buy a house (somewhere in SW UK probably) to develop a tennis facility. I would just start off with the courts, a cover for winter, and toilet facilities, but eventually hope to grow to a nice small club house, a swimming pool and games room.

This ad came up in the area I was looking at: level permanent pasture land, 3.5 acres with direct road side access, classified as Grade II under Defra's land classification map.

I would look at getting a house with a big garden, but my husband would want a house in a small town within walking distance of pubs / shops etc, so as someone with no experience of buying property and who has been out of the country for years, could you give me ideas of what to look for, planning permission required for something like the above (which would not be for living in), and anything that will help me springboard onto further information?

I have a few years to plan this, so this is just the very initial start to getting some kind of plan in order. I am a tennis instructor in USA and am kept really busy with kids/adults so think that having my own court would be brilliant in having a ready made job when I come back to UK.

You'd need change of use for anything like that.

Plus you need to think carefully about your location in terms of potential market.
