land registry property search alerts

We are moving house, so I set up the free Land Registry property search alerts on the house we hope to buy and our own home which we are selling.

This wasn’t to stop suspicious or malicious activity, but it seemed a good idea to see when real progress was being made on our move. Our conveyancer has obviously carried out searches and raised a few questions, as have our buyers.
I haven’t seen any alerts yet. When should I?

I didn't think LR 'search' alerts were a thing? There's an alert system that tells you if anything is being changed on the deeds, but not if searches are being made against the property?

I get alerts for both applications and searches lodged (for a development so it covers multiple properties). Looking at a search lodged email I received 1st June at 11.49 it said search lodged at 11.46, so almost immediately. This was for a lease though, rather than more general searches.

Your solicitor will download the title deeds to send to your buyer's solicitor as part of the draft contract pack. Your seller's solicitor will do the same. But you won't get an alert for that. It will only be when changes to the title are applied (discharge of a charge or application to change the title etc) that an alert will be sent to you.

It won't help you monitor your solicitor's progress since nothing is changed until the end of the process, (assuming there are no charges/proprietors to be removed before exchange).

You will get an alert around the time of exchange when your solicitor does a priority search, which effectively protects anything changing on the title between exchange and registering your ownership. You will then get another alert after completion when your solicitor submits their application to register your ownership.

I have alerts set up because I have a bad neighbour who keeps trying to challenge the boundaries (longstanding multiple decades old boundaries) and I'm afraid there will be a land registry application to change them without notifying me. Is that the sort of alert that you get?
