House in london 600k budget

Considering a move to london from the north due to a really good work opportunity. DC age 6 and 3- quite confident so I think they’d settle quiet easily somewhere new.

We used to live in SE london (penge) so I know those areas well but we are flexible on location really. Commute would be to London Bridge 3 x a week.

Any ideas where we could afford somewhere that fits the following:
600k budget
3 rooms
Ideally a house
safe family friendly area

Appreciate it’s a not a huge budget for london so we are realistic that we may not have the best transport links/much outdoor space.

West Norwood is getting pretty chi chi as people are priced out of Clapham/Balham. There are some good primaries and Dunraven and Graveney are good state secondaries if you can get into them

You will not get into Graveney from West Norwood unless you get one of the ultra competitive selective places.

I also think with the rise in home working/interest rates/high prices the traditional movement of people from a flat in a chi chi part of London to a house in an up & coming part has shifted somewhat.

People were priced out of Clapham twenty years ago. They moved to East Dulwich, Brixton and Streatham, then Forest Hill and Tooting, then Catford and Norwood etc. It’s been happening for a long time. And everyone has to pretend for a bit that the affordable bit of London they are colonising is just brilliant, before enough gastro pubs and cafes open to make it genuinely ‘up and coming’.

You can get a 3 bed with a garden for around £600k in Orpington. Good train service to London Bridge. Good schools too.

Anywhere in Croydon or Orpington you could get a 3 bed house for that kind of money.

Alternatively east London you could go towards Romford way but London bridge would be a bit of a trek

Definitely not anywhere in Croydon. Lots of expensive areas in Croydon too.

New Eltham is nice and Eltham is ok - it has an issue with balaclava clad kids on the HighSt though.

And Tommy More is a good school but you need to be a baptised Catholic who's had first holy communion and been to mass every week since the kid was 5 to get in.

Sidcup and Chislehurst also worth a look op.
