Extension thread 2022 part III.. celebrations, crises and will it be finished for Christmas?!

It's our builders last full day today ! There are a couple of bits still to do:

Bifolds to be fitted (due in 2 weeks)
Radiators fitted (plumber coming this week)
Electrics to be finished (coming tomorrow)

Then
Decorator booked for December
Kitchen arriving January and carpenter booked
Flooring to be laid
Electrician/plumber to fit appliances

Thankfully our old kitchen is undisturbed so we were happy to wait. Plus it's a HKOC so we needed the measurements before we could progress the order

So by the end of this week we should just be awaiting bifolds and a kitchen essentially!

those following my drama, inspectors came and said everything was fine and they will close the complaint. So relieved. Was confident but you never know.

moved out to rental this weekend. Omg am
so tired and flat is a bomb-site with blown electrics and all our crap everywhere. Few odds and sods still to clear out of house tomorrow, despite 4 men, 2 vans and a million trips in the car.

Excellent news about the complaint!

Littlessweepy, that’s such good news. Like you say, you were confident you were right but an unpleasant stress in the meantime nonetheless. Hope you get settled in the rental.

My stay has been minimal in here. 9 week turnaround. Admittedly it was a double garage conversion and slight redesign in the adjoining room. Our last build was 9 months.
Now to get some protective floor covering down to keep the dust at bay and enjoy an empty house again!

Welcome @thedust - 2023 is going to be epic for you!!!

Well Friday was a mix of highs and lows. Plumber arrived, and the bathroom upstairs is all finished, had a bath on Friday night - and (and I have no idea how i have done this) the bath is very small - its fine when i am sitting up with arms on the side, but there is a legs bent situation when I am lying down - it'll be fine, just a smidge annoying.

Shower room all plumbed in, except the wall mounted towel rail and the mixer taps for the sink, seem to have been thrown out - so infuriating, as they have to be re-ordered. The flush system was finished in chrome and not matt black, so that needs changed, and the screen for the shower, won't be here till Thursday or Friday this week - all infuriating - but ce la vie.

Did a massive trip to the tip yesterday, and one of the downstairs rooms is now clear of junk and rubbish, and all ready for decorating (summer 2023) this week, hopefully the shower room finished, and another tip trip done to clear the living room. Painters back in March. Need to keep on with the clearing up, as if I stop it will get left, and then it'll be March and the painters will be days away and I'll be running around like a loon!!!

Here's how our week should go (obviously won't but a girl can dream)

  • wooden flooring downstairs all finished today
  • plumber finishing ventilation so electrician can wire
Rest of week
  • carpenters - doors, skirting etc
  • kitchen fitter fit the island
  • worktop templated on Thu
  • us - paint extension ceiling in school house white and carry on mist coating bedrooms

6 weeks to go to be ready for Xmas!

Very little progress for huge amounts of cash here. Not even 1 room is finished.

I'm painting our kitchen as the quotes were so massive. Its quite therapeutic.

The tiler has now said there is no way he can finish tiling our ensuites before christmas which means the plumbers can't finish so its really unlikely we will be home. I had wanted to be completely finished before we moved back but now i'm thinking we have to come back just to get everyone to hurry up.

My perrin and rowe tap still hasnt turned up.

So I ordered a double oven and hob from AO.com. They were in the Black Friday sale and I also had 8% off using a work discount so worked out ok. Just beware they do a post sales call to hard sell on appliances cover.

The build is progressing well. They've started laying the brickwork for the extension. We've got quite a few men hanging out in our garden 😆. Lucky the weather is decent where we are so they can get a lot done.

We've also been checking out bifolds and windows. My head feels like it's going to explode with all the decisions we have to make!

On flooring, we are getting underfloor heating (electric) in our new kitchen and walkway. I was thinking LVT whilst my DH was looking at ceramic. Any ideas on this?

LVT and tiles will both work fantastically with ufh so you will have to fight that out and quick. You need to know your floor thickness before you order your bifolds. Well that's what our glazing people needed. Happy shopping!

I’m about to book movers for mid-December and have started sorting out windows and blinds. I feel like there is light at the end of this long tunnel…

😁 we are fast becoming broke too! One of the kitchen roof lights in today and scaffolding down all being well. Kitchen ripped out yesterday and electrician here today too - all go this week!

It is lovely to see an Actual Kitchen and Actual Floor @GardensandGrandDesigns and makes me feel encouraged! Especially as you've got similar colours to the ones we've chosen.

Builders discovered a water ingress problem this week where our existing extension runs alongside neighbour's garage. Builder is already quoting the new neighbours to demolish garage and build them an extension so that may offer a solution. But who knows? A bit worried this will end up costing lots more to fix and what news tomorrow's budget holds for renovators!

The kind of good news is that we can't fit on as many solar panels as we thought so that will now cost less. Although less good longterm as less electricity generated!

Shower screen arrived for the shower room, however plumber has gone AWOL. Electricians arrived back yesterday, fitted doorbell, and swapped two white plastic sockets for chrome. They have said that they will be back before Friday to do the Electrical Compliance Certificate, which I need to submit to get the completion certificate and have the whole thing signed off. Its never ending.

Painter is still painting…..

not sure if this was my most recent list but maybe it is:

TO DO:

The hallway; open shelves for shoes and school bags
 - assembled, first coat of paint done, waiting for the 2nd coat and ok from painter to start using

The original old sash window halfway up the stairs - waiting for it to come home, have been told it will be soon
….no news

Stripping back the old front door and oiling
 - painter will do

Oiling 3 new doors
 - painter will do

Security cameras - have a new number to contact

Patio glass balustrade - have paid for parts which are due to be delivered anytime, then builders can fit them, get final glass measurements, order glass, wait for it, fit in

Downstairs loo: pick a mirror. Long bare walls atm - thinking maybe a large wallpaper sort of mural thing?

Snagging list of tiny things - mostly decoration - painter is doing

I keep adding bits
Including:
Broken tile in upstairs bathroom to be repaired

Broken edge of tile in kitchen to be repaired


Deep clean post build, need to find a company - have a recommendation, not contacted yet.

  • tumble dryer wasn’t working properly but painter pulled it out and found hose had come out of the back, has tried to repair/Improve the connection.

3 carpenters turned up today, I was shocked. I think more has happened this week than the last few weeks! We now have doors everywhere. It looks strange but a good strange. Need to order loads of f&b paint tonight as we have a 20% off voucher. Glad to hear everyone's projects are moving forward!

I ordered handles for the kitchen today. I was totally shocked at the cost. Extortionate.

I made the final payment for the worktop today as they came back and sorted out the upstands. It is a relief to make the final payments to be honest.

Money is very low now but we literally have to plough on to finish. Im a ball of anxiety.
