DS currently in year 2 primary school in “Desirable Area”. The secondary school in the area - outstanding - and which we want for our kids - however has a very strict catchment.
we currently don’t live in the area which isn’t a problem for primary (well it’s a 10 min drive we do but that’s fine). But our household aim is to buy to move into the area on time for the secondary applications. Can someone help us on what our sale and buy timeline should be given how long things take?

this means for sale and purchase to complete - we would need to put our current house on market - in September 2025 I take it? To leave a whole year for the process to complete leaving time for things to fall through once or so?
Thinking about spring being best time to go on market I think leaving it till spring 2026 is too fine for a October 2026 proof of address deadline. The second best time to put house on appears to be September - so I suppose we need to put house on market in September 2025 to leave a whole year for things to complete right?
we are currently massively overpaying our mortgage to have as much equity as possible to be able to put down a large deposit to buy in desirable area (property budget would be 900-950k in that area around 2025/26) - so this is all part of a broader plan but just wondered if we’ve got the timeline right?
