Help! Viewing house tomorrow

I would really appreciate some advice. I really want to put an offer in on a house that I am viewing tomorrow.

Is there anything I can do that will get my offer accepted over other people? I really want it as it is all I can afford and is perfect for my son's school etc.

Should I offer at the viewing? What should I say to the estate agent?

I am due to exchange on my property on Monday or Tuesday next week and complete at the end of the month. I would be a cash buyer.

Don't write off your mortgageability before talking to a broker. I've just got a mortgage on the strength of a job I haven't started yet - the lender just needed to see my contract and details of my previous employment.

It would be a tiny mortgage if it's literally just enough to pay stamp duty and fees.

But worth going in with a lower offer - people are nervous about what's going to happen to the property market over the next few months so you might find they accept.

If I go in at a lower offer and somebody else doesn't do they always pick the other person who offers higher?

Such a gamble.

It will really depend on them. They may just want the highest price or their main motivation might be a quick sale so a cash buyer is best. No chain and a cash buyer is a very good position to be in.

PS we bought cash. We only had to show funds for the house price. Noone asked for proof we could pay the stamp duty/Solicitors bill etc

I have thought of that @lionessrules. Do you have to show a lot of paperwork for a personal loan?
The only thing that puts me off that is for any reason it fell through I could possibly be stuck with a personal loan that I don't want and I think there are penalties if you want to pay it back.

So I'm sitting in my car outside the property and the estate agent is waiting for his 4pm. Hopefully he's not turning up! He's on the phone inside on phone to him.
There's a neighbour peering out of the window and has come out side to put stuff in the bin!

Best of luck! To get my house we put in the maximum offer we could afford and because we were first they just took it. We came back later to measure up and they told us folk had posted offers through the door to try and trump us but a deal was a deal and with us being a young family etc. we were just really lucky, hope you are too!

I hated the house!

It stank of smoke. It was smaller than I thought it would be. Then the neighbour was sat outside smoking in the back garden and everyone's on top of each other.

@Macaroni1924 I'm blaming the strong pain killers I'm taking! I'm not in my right mind lol! My gut feeling was warning me all day.

Thank you. I am going to rethink everything now and wait a while. Everything is changing so much at the moment, it is really unsettling time for many.

🤣 so easy to get swept away though when you think it’s the one. I was so lucky with this house. Saw it the day it went up, viewed it day 2 and offer day 3. We are looking to move again and although at very early stages I wish I had the same determination and guts that I had the first time! Once your property goes through you have the money to go as soon as you see something and in the meantime can save a little more if you need it for stamp duty. You will be in a strong position when the right one comes, cash offers are always favourable even if slightly less.

Yeah I'm going to start a new thread as unless I move out of the area I will need a mortgage.
