About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

@Stayingstrongish I'm impressed you stayed in the house. DH And I scarpered for viewings. Thankfully never with Teams meetings at the same time but we had a funny few times where we were sat in the car with one of us on a call while the other tried to work on a laptop.

@PleaseJustText he he I never thought of sitting in the car! Good way of sneaking a look at the viewers without having to talk to them!

Oh we drove the car around the corner and sat there. Only saw one viewer, the rest of the time we were gone before they arrived and back after they left. One of us usually spotted the estate agent driving past when they were finished.

I wasn’t there for any of the viewings for mine as it was just one open day. I did show my buyers round post offer to ‘measure up’. The visit on Saturday is a solicitor advised pre-exchange visit. House is now totally empty other than the camping bedroom. I’m torn whether to be there for questions (and gauge reactions) or leave it to the agents - guess I wouldn’t get any questions or feedback until the Monday? They are apparently keen and excited so it shouldn’t be a problem but can’t help doom-mongering after all the delays.

Congratulations to everyone who has exchanged / completed or got an offer!

have never been there for viewings. We were told by the estate agent that viewers feel awkward if the owner us there and they would get less feedback. And to be honest when we were looking at places we did feel ajward around tge owners/ didn't want to discuss the house until out of ear shot. But then it can be useful to ask questions about the area. And our estate agents haven't done a great job so far.

Had a viewing on Monday. They like the house but not the location. Same old.
And just had an extremely cheeky offer from someone who didn't even see the property. 50k under our new reduced asking price. 75k under our original asking price. Almost 100k under what our neighbours sold theirs for in July last year.
Basically what we bought it for 4 years ago, when it was in an incredibly bad state. Before we extended the kitchen, repointed the exterior and completely renovated the whole place.
Obviously we rejected the offer Outright. Estate Agent said they couldn't believe it. But that they had a duty to put forward any offer they receive.
Feeling super deflated. Especially reading all the updates from everyone else getting offers (over asking) / exchanging or completing.

@FigandHoney don't feel deflated, it will move.
I think for example difference here is that my house is still cheap compared to many. Just going by your reduction yours is way bigger value and where I am the big value houses did slow down, our type of cheap-ish under 150k are going. Nationwide just cut interests down, I am sure others will follow so it will pick back up on bigger pricetag houses soon?

Yeah our property is valued a little bit higher than yours. But not that much. It is actually pretty cheap for our location and sort off the average value for a first time buyer's house here

Joining the thread!

Our house has been on the market for 3 weeks and we've had only 4 viewings (three cancelled!). I know it hasn't been long but feeling very deflated as all of our valuations raved about our location (outside of London). Very likely to reduce the price soon as we will need a quick sell if we want to keep the house we've just been accepted on. (Wrong way to go about it I've learnt... a lesson for next time!) I'm pessimistic a price reduction will garner any offers in my current state of mind!

How do you all manage the rollercoaster of emotions from this process?!

Evening all. Just about to go on the market, we've had 4 estate agents round all mad as a box of frogs so seeing as we didn't like any of them we're trying to go with best T&Cs (not much in that either Sad ) - whats the latest thinking of number of weeks sole agency, I think 16 is too long - maybe 12?

My agent didn’t have any tie in, some don’t. I’d say 12 is the maximum though. Another thing to check is if you will have a dedicated sales progressor. Not all agencies even have a separate role for this but a good one is a godsend when it comes to holding a chain together and keeping communication lines open.

@Coffeedoodles Good luck! We went on the market October/November, accepted an offer December, moved out end of January and after a stressful couple of weeks with the lender we completed on our purchase last week. I don't think there's any right way to go about it though, if you offer before you sell you're tense waiting to sell, if you sell first you risk not finding a good onward purchase/living in rented accommodation for ages. I'm planning a wedding and just took on a new job too so I found the level of stress was so overwhelming it actually helped! I couldn't overthink anything too much cos there was too much going on. The best way I found to deal with it was hope for the best but expect the worst. Don't get your hopes up and don't rely on anything actually happening, until you have the new keys in your hand.

Welcome @HangerLaneGyratorySystem i took advice from the first thread of this to push for as short a tie-in as possible so went with 8 weeks. My first EA was so incompetent that 8 weeks felt like a loooong time 🙄 my second EA has been fantastic and we’re on a rolling contract now.
@FigandHoney i know it’s so easy to feel defeated by this process, and even more so with all the positive updates, but my sale last year fell through just before we were due to exchange, so I can promise that not everyone is selling quickly and at asking price. (I felt really meh last week when we went to look at house that sold within a week with a bidding war thrown in just to add to it. It’s what my crap EAs told me would happen to my house last April - I can’t believe that soon I’ll have been trying to sell my house for a year 😶) Wow - I’m really good at pep talks aren’t I?! 😳🤦🏽‍♀️

That says a lot! Did she say why she thought it would need to take that long to sell your house?! We had a 12 week contract and other EAs were circling like sharks ready to jump in if it had hung around that long.

4 viewings we had booked done.
I can finally cook my smelly stuff again.

I am not accepting anymore as we had 2 offers and last 2 set of viewers looked keen too. We will see on Monday. Everyone was notified of offeres, but as they booked in before first one came in, I decided to still run with them because you never know.
🤞 It's fast process now. I am in a hump about lack of contingent contracts here so anyone can bugger off months into process with no penatly etc. I felt less risk when betting on Grand national winner!

Waiting for agent to come out of hiding today as we are in 4 for 4 on viewings/offers and I am bit lost at what's next step. Honestly, it's just that it is "up and coming" area which has good schools and is still very reasonably priced still. I think people are aware in 5 years it eill be different game pricewise. I know that if I was now selling in certain other better postcodes, it would sit there longer than a week and need reductions.

Well done on your offers @FTStheFirstTimeSeller , I'm very jealous.

We've had ours on the market for just over a week, had 8 viewings but no more booked in. One person apparently liked it and said they would ring yesterday to book in a second viewing but have heard nothing so hoping they haven't changed their mind.

I also worry about the right 'order' to do things in re selling/offering... We live in an area where the market isn't particularly buoyant so probably better to sell before offering but looking for our forever home so don't want to miss out on something that ticks all our boxes and if we do manage to sell our house don't want to have to make our buyers wait while we find something. We've offered on one place but they are still 'mulling it over' a week later....

I'm a bit of a pessimist and found buying our current house very stressful (mainly because of some hysteria further up the chain) so feeling a bit deflated about it all at the moment!

I'm in a similar boat to you @curcurbita My house hadms been on the narket ² weeks, had an initial flurry of viewings but slowed down now. Actually had a second viewing at the weekend by one family who seemed very keen but radio silence since then and no offer has been forthcoming 😕 Also struggling with the right order to do things as my partner and I are looking for a very particular house to suit our soon to be blended family (3 teens and one child at University who may or may not wish to return home at the end). Its making my head 🤯 just trying to think about it.

Very pleased but also would be happier with just one so I don't have to pick between the 4 sets of absolutely lovely buyers😭 I am softie, DH keeps reminding me I am not making friends, I am selling house but bloody hell. We went to best and final and all are in and two lovely buyers matched. Fucks sake. Not making it any easier for us!
There is a cash buyer, lovely couple, who loved the house. Then there is another lovely couple who LOOOOVED the house. Mortgage needed. As in even asked if some of the plants are included since they look so happy here. Straight away planned how they can sit there and still see the baby playing outside (well when it can) and so on.
