About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

I feel for everyone with useless feedback. My neighbours were selling at the time we were buying and they also had lots of "no because it's mid terrace", "don't like the kitchen" and similar. I feel like some people go and view everything in their price range no matter what.

I think it's waking up from winter slumber. Prices where I am are staying stable-ish (we are in range 120-140k here so drops register less than on 500k houses I guess).
For me it's the last week before listing. Tradesmen in tomorrow, valuation and then see what happens. Getting butterflies😂 I made peace with the sale now so it feels lighter, if that makes sense, to be getting things ready and chest pains are now butterflies😂

I think the "no because it's mid-terrace" ones are a bit irritating but I understand the kitchen comments.

We only saw three houses. The house we ended up offering on was beautiful but it had a long galley kitchen that wasn't our style. In person it feels bigger with more countertop space than expected. The dark worktops I told DH I'd like to rip out are actually beautiful in person. There were enough pluses to make us want to see if the compromises felt like compromises during a viewing (they didn't to me, DH took a little persuading).

The 4 viewings from yesterday didn't quite go as I'd hoped - 2 no-shows and another saying the work she wanted to do took it out her budget. No word yet from the fourth one.
I'm going to bow out of the thread as it looks like we're unlikely to carry on with our purchase once the vendors hear the news, which means no prospect of securing another property for the foreseeable with the economy as it is atm.

We did find with the first few viewings we did that we were getting a feel for what size of house was in what area and how accurate the local EA were with floor plans and photos. We were in a new city so starting out from cold!

So the first couple of houses really were too small for us but we wanted to double check our suspicions. I only fed back that they 'weren't quite what we're looking for' as I thought the 'too small' comment would be too irritating!

Just put our house on the market at the end of last week. Our agent has only managed to get two viewings lined up. He says interest has fallen off a cliff since the last rate hike for all types of properties. He is a local agent not a big chain and I think has previously been realistic, if not under on price setting compared to other agents so I don’t think he is taking me for a ride. We are in West London suburbs in a popular area. We were going to wait until the spring but something of interest has come up so we’re hedging our bets.

I’m just wondering how many viewings other people are getting at the moment?

I am having valuation Friday and so far houses around seem to be going ok speed. I am in city in NW and the prices are still affordable here so hoping for some positive action. Should be on market next week.

Not looking good here either. The couple who came for a second visit decided they wanted to live in a different area and keep looking.

We dropped our price by another 10k today and are now making moves to rent tge place out instead

About half of the places coming up in my right move alerts are reduced ones.

Hoping to exchange this week, it’s been a long old road to get there. Have been answering questions almost daily for months. Now have the packing to do!

Agent came today. Just need to finish pictures from upstairs and I am joining all of you this weekend in the "for sale" club.
It was horrible until now. The "tradesman" DH found were just one of a kind so it took hours to clean up and sort small damages🙄 But all is done now and it looks great. Though my nails do not.
Pleasantly surprised at market around me doing well and quite shocked at valuation but it's on par with ehat just popped up on a market.
Anyone knowing me is now 100% this is me😂 Been moaning about the workers all week.

Plan to get agents round in a fortnight's time and then on to the market ASAP. Been sprucing it up for the past six months and it's now looking very presentable so, fingers crossed, it won't hang around too long.

Hoping being part of the gang on here will ease my stresses 😊

Some updates for us, as we've exchanged on our purchase but still have no buyer.

Viewing wise, had lots of viewers and had a few back for 2nd and 3rd views but zero offers. One person messaged to say they would be viewing but then didn't. Feedback is showing they like ours and it's in their shortlist but never 1st.

Big change this week - two identical properties very close (just 100 meters down the row and same size/layout) have also been put on the market.

One is £20k more expensive and the other is £5k more expensive. Ours has the nicest outlook and from the photos ours is in the best condition. I've had a mad flurry of viewings this week and two more today, I think people are booking to view all 3 to compare but I'm assuming.

A viewer on Thursday messaged yesterday with a lot of (good) questions and said he'd offer but we'll see! They also bumped into the previous viewers who were still in the garden looking, so I think that helped too.

Was just about to reduce the price so it'll be bloody good luck now if we get a good offer. I think seeing the other properties gives confidence that ours is very fairly priced even in this current reluctant market.

I’m still waiting to exchange. I’ve been assured that all parties are keen to proceed quickly but nothing is happening quickly! There was talk 2 weeks ago of using an indemnity policy rather than apply for a deed of variation to the lease on my buyer’s sale but neither my solicitor nor my EA seem to be able to get any meaningful update as to when this could be sorted. Every week I have to ask them to chase (it doesn’t happen otherwise) and I just get told they are chasing but no news. Then I have to wait another week to chase again. I honestly don’t know what I can do to speed them up!

My house went on the market last week, I had an initial flurry of viewings but no offers 🫤 Feedback has either been non existent (EA ghosted) or positive (lovely house but just not for us). Three more viewings over the next week and am glad to have them but already worn out cleaning and tidying (two teens make so much mess) but I guess it's just part of the process. Feel like I'm in this for the long haul and that elusive offer might take a long time.
