About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

@Lemonandlimejelly what size is your house? I got told by estate agent that 2-3 beds are most in demand at the moment as they’re more affordable for most people. The cleaning and tidying for viewings is the worst!

@Stayingstrongish It's a 3 bed, and (I think) a pretty decent buy for the money as it's a decent area. It is an ex-LA house though so possibly not top of a lot of people's tick lists unfortunately! Apparently it should sell very quickly 🫤 but who knows...

How is your situation going?

Well I have a bad feeling because so far we have only that 1 viewing booked, but keeping optimistic. It is thought after area so 🤞 insultaed 3 bed end of terrace will be wanted. Looks like it from STCs around. Hopefully most people browse when bored at work on Mondays😂
We are for now just on zoopla and strike site. If it doesn't move much, will pay and go to primelocation as well.

@Lemonandlimejelly mine is also former AL but it has it's benefits because they insulated it before the previous owner bought it and it is noticeable compared to the uninsulated. I found formal LA houses to be always bot bigger than commercial developers, never fully understood why so many do "ew" at them. Good luck with the viewings!

You might be pleasantly surprised, ex LA houses are the ones that are selling rapidly near me because of price and size of the property. Value for money which people are more concerned about!

It's a lot of house for the money and with a good size garden so in theory desirable but we'll see! Had one viewing yesterday but radio silence so far. Good luck with your viewings too. Have you been on the market long?

I only ever look on Rightmove really, with a very occasional look at Zoopla. I can’t remember the last time I looked at Primelocation! Is RM an option?

@FTStheFirstTimeSeller over 70% of buyers use Rightmove. You really need to be on that one. Prime location is possibly even worse than On the Market.

Now I am bricking it because got 5 viewing requests though one isn't coming as they are not on a market yet and we are looking for fast chain free preferably sale.
So 4 viewings in next 3 days😱

@FTStheFirstTimeSeller at least your viewings are in quick succession! We had a viewing one day, then a gap and another viewing etc. It was a pain keeping the house presentable. Some non-essential bits lived in the boot and back seats of my car until we had an offer😳

Have now exchanged! Jesus the relief. I never want to move again, at least not for decades. The constant tidying for viewings (with two small kids around), the emotional rollercoaster, the uncertainty, the constant admin of answering questions… I know the actual physical move will be hard too but at least now am on the home straight. Hope all of you get there too x

Yay @Stayingstrongish That’s great news! I am inching closer, my buyers have asked for a pre exchange visit. That’s a 500 mile round trip for me. I was going anyway to check on the house but will have to juggle dates. House is now totally empty and it’s cold and dark so it won’t look its best.
I totally agree, I am drained with the whole process. We still have a purchase to start on but right now I can’t face it and there’s nothing on the market anyway.

@Karmatime oh no… are you selling yourself rather than through estate agents so there is no-one else to let them in? Hopefully things move quickly after this last visit, will be a relief to have it all over I’m sure.

@Stayingstrongish my agents could do the visit but the house has been empty for over 3 weeks now so I was planning to go up and check on everything anyway. I have a made up bed and a kettle! I’ll need to go up a day earlier but I don’t feel comfortable with the visit happening before I’ve had a chance to check and to whack the heating up. It’s been set to come on low but I suspect it will still feel chilly.
I suppose I could let the agents do the visit once I’ve done that, they are happy to do so but wouldn’t necessarily be able to answer questions. I can’t decide whether to make myself scarce or not??
@FTStheFirstTimeSeller the forms seem really daunting but once you start ploughing through they are not so bad. I just rang my solicitor when I wasn’t sure.

My viewer today seemed to like the house, brought her parents and has made an appointment for a second viewing so that's good news. Won't get too excited yet though. Have two more viewings over the weekend too. My house has never looked so clean and sparkling 🤣

@Karmatime most visits I’ve done has been just the agents around. As I work from home I was there quite a bit when people were being shown round and it could get quite awkward! Some of the questions people ask are bizarre!

Tbf it's good place for them. Fellow immigrants from similar community which is also nearby. I think they might be lucky. It would be nice if it went to nice new family to make it happy place like DH and I had for us.
