Hi All,

We would like to secure a property for living in the Sale , Manchester.we like one property which is Apartment but duplex type.Asking price is 300k and someone already ready to offer for 315k and vendor accepted the offer. Now the buyer changed their mind and again this property available in the market .so we would like to secure the property and go for 315k .but just want to know whether it's worth to get a property for 315k in sale (apartment-duplex type) which is 1000+ square feet. Please advise

Have you got a link? Totally depends where in sale but seeing as 3 bed terraced house are on for 380 then 300 is ok!

I'd check the leasehold details if you haven't already, that might be why someone has pulled out. Personally, i think it's a top end price for a flat in Sale so could be hard to sell on as there's a lot of competition from flats that are currently around £100k cheaper. I think most people spending that sort of money would be wanting a house.

Yes thats the first one. 300k property . The remaining lease is 999 years . Please let me know if this worth 315k.

It's only worth what you're willing to pay for it!
Look at what else is in the area to decide if it's fairly priced but they sold it once so they'll no doubt sell it again. Personally I wouldn't spend that much money on a flat with shared stairwells and communal grounds (and i say that as someone who lives in a city with a lot of quite expensive flats!)

I live in Sale and a friend has just completed the sale of her 3 bed terraced house that was on the market at 385k. She sold for 475k. Apparently she had multiple offers at the 450 mark and a few higher.

Other friends looking to buy 3 bed houses are being told by agents that there are 50 viewings in a weekend.

Those are houses though, so not sure if the market is as crazy for flats. Especially as one of the attractions is the schools, and many people with young children might prefer a garden, but that flat is right next to the park so that would offset the lack of a garden quite a lot.

its a lovely location, so if that’s important to you, it’s worth it. If you’d rather be in a less leafy location further out you’d get more for your money. In that location you wouldn’t get a 3 bed house for less that £350k so the flat is a good compromise.

If you like it, I don’t think you’re hugely overpaying if that helps.
