We are interested in a house that’s been on since May, for offers over £X.

I’ve been waiting, hoping for it to be reduced. If it’s not reduced, what would you offer?

Since May is a long time to have been on. I would offer 5% under the 'offers over' price. Not offensive so you can go up if they are sticking to their guns and you still want it.

Are you hoping it would be reduced because you cannot afford it at the 'offers over price' or because you believe the price is inflated when compared to other sold prices in the area for similar properties - if you do, make your offer, state your evidence and see where that leads you..

Thanks, that’s useful. It would need work, for example it’s all single glazed. There are sadly no properties that have sold for similar in the area. It’s a tough one to know how to tackle.
