How far away from exchange are we?

We’ve had a draft contract with fixtures and fittings list through, have signed our mortgage deed with witnesses and posted this back today.

We’re awaiting searches which were requested two weeks ago but can take around 4 weeks.
Just need to get some more info from the house before we can sort the buildings insurance that we’ve been asked to have by the lender ready for exchange (we’d have had that anyway though)
After the above is done is there anything else to be done before exchange can happen? I’m not holding out hope that we’ll be moving anytime soon though as we are bottom of a chain (renting) and there are a few people above us.

My answer on this is always the same … how long is a piece of string.
no house sale is the same. Some are straight forward. Sometimes the searches throw up stuff. Most of the time it is e enquires that will add the time. And there is no way of knowing what they will be.
My last house sale went though in two and a bit months. But I had one where it was only two in the chain that took nearly a year as things in the enquires turned up stuff.
aThere isn’t an answer I’m afraid. It’s more of a cross ur fingers and hope for the best.

As above.

It depends what comes back on the searches. Your solicitor might find that they wish to raise 46 separate enquiries which take several weeks to deal with, or they may only have 5 that will be answered in a few days.

Basically, 'it depends.'

A housing transaction will only move as quickly as the slowest component.
