Mortgage using Child Maintenance

Hi all- need some tips!
I can get a mortgage with my salary but it is not much as I am a teacher.
My sister who is mortgage free is happy to buy with me, but it would mean paying the second home stamp duty.
If I factor in the amount of court ordered child maintenance I get it massively increases my mortgage amount but the small building society I've tried to go with won't accept CM at all.

I can easily repay the monthly amount but it won't let me get as high a mortgage as I need. The irony is my current rent is about 3x what mortgage lender consider is my 'affordability'. It's doing my head in!

Does anyone know of a mortgage lender who'd lend with at least some of the CM counted to try and up my buying power?!

Barclays will (I work there)
They will ask for at least 3 months bank statements sometimes more as evidence and they will also look at the age of the kids eg if the kids are 16 and the mortgage is 25 years they may not use it.

I'm with West Brom building society and they did even without it being court ordered. How to show it going into my bank for 6 months.

Why don't you see a mortgage broker for advice? They'd be able to find you a lender who will accept cm and lend the amount you need at the best rate.

Thank you all! A mortgage broker reco would be great as the one I used recommended by a very well off friend said it’s not possible…

London and county brokers are very good I rang them for advice re mortgage to see what my borrowing capacity was when I was divorcing I was recommended them on Mumsnet. All done over the phone

Barclays accepted CM for my mortgage but insisted that CM was court ordered as part of the divorce settlement so we had to get that sorted asap.

Santander do this, they want 3 months bank statements showing it going in to your bank as proof to qualify. Attached is the guidance they use around CMS.

Santander classify it as a second income source, so will only use 65% of the CMS amount.
