Asbestos & skimming

We’re hoping to complete on our house purchase in the next few weeks and want to get the ball rolling with works when we move in.
The house has nicotine stained walls and ceilings and fairly sure the ceilings have asbestos in the artex.

Has anyone had asbestos ceilings skimmed over? Or a rough idea of cost?
We could have the asbestos removed but that’s likely to be more expensive.

Photos of ceilings incase anyone had any idea if they would contain asbestos…

Do you know the age of the house or when the ceiling was artexed? From 1984 asbestos stopped being used in artex and using asbestos was banned in 1999 so anything after 2000 you should be safe. You can buy a diy test for about £20 if you aren’t sure, which is sent off for processing. Skimming over is possible if the artex isn’t too textured but I would think the plasterer would want to know what they are dealing with anyway. If there is a lot of suspected asbestos in your house you can get a survey done. That’s what we did and some things we thought contained asbestos turned out to be free of it. We had one ceiling removed, re boarded and skimmed. For us it was worth it as we had a lot of work to do and didn’t want to put any one at risk.

We had a few walls skimmed when renovating our house. Our builder thought it might have asbestos and also said taking it off is incredibly messy. It looks well and you'd never know that the swirls are still underneath!! Can't remember the cost

That looks like Anaglypta wallpaper rather than Artex- are you sure it’s Artex?

We were quoted £1000 to skim 55SQM of ceiling (different rooms!)

It's a very messy job.

OP that looks like wallpaper :) fingers crossed it is.

I think it may be wallpaper, I’m sure I’ve read online that some wallpaper can contain asbestos?
@SarahMused it was built in the 70’s and is very much in original condition throughout 🙈.
@CiderJolly from reading up about artex it doesn’t look like it is. It’s definitely in strips like wallpaper. Do you know if anaglypta can contain asbestos? I’ve found conflicted things online.

I think we might be best getting it tested to be on the safe side.

I doubt the paper will contain asbestos- it doesn’t look very old to me, but you don’t know what it’s covering up.

For peace of mind it might be worth getting it tested.

It’s probably just covering a badly plastered ceiling. How old is the house?
