How long has your house purchase taken [so far]??

I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

I'm calling for updates tomorrow (and to moan about Fridays conversation) even if we don't exchange at end of this week to complete end of next, I'm still going to spend half term cleaning and packing. Ds will still go to nursery and dh is in the office Mon to Weds meaning I have an empty house for 3 days to work through with little to no distraction. Because sods law dictates it will happen the following week and we won't have the opportunity to be methodical and thorough.

I’m not expecting any news this week. After being asked by the EA to “give it another week” to wait for news about this septic tank issue at top of chain, I doubt we’ll hear anything. We are going to give it til Wednesday and then call the EA to say we really can’t wait much longer and if our vendor is still happy to break the chain so we can exchange and complete. So anxious our mortgage offer will be withdrawn and/or they’ll backtrack on the stamp duty reduction. DP and I are abroad for half term, we really would have loved to have exchanged before we went away but the chances are now basically 0 of that happening.

Well, the deadline for my “modern auction” purchase came and went last week 🙄 finally got hold of the agent this morning who advised that the sellers sol was still waiting for some “documents” from their client!! Blamed it on the postal strike. Which I didn’t let them get away with. An utter shit show.

Just had our mortgage offer through. Phew! Buying a chain free house and we’re chain free - second time trying to get this one as it came back on a couple Of weeks ago. We’ve had generally awful luck trying to buy here so fingers crossed this is the one!

Our EA is making a formal complaint about the solicitor at the top of the chain, they keep saying to different people involved they’re doing different things/the same thing that was underway hasn’t started. I’m not sure the EA can complain but nice to feel someone is on our side.

We spoke to the broker and our lender must be feeling buoyed by today’s market bounce - if we find a different property they’ll give us the same offer with another 6 months. We’ve also asked about extending on our current property but don’t know if we’ll need to submit evidence a resolution is imminent (which we don’t have!).

I'm not sure if this will be a comfort but I got told today "enquiries are back, and I'll try to get to them as soon as I can, probably tomorrow now (at 3.45pm), but there may be stuff that means some tooing and froing, so I can't say we're on track to exchange this week"

I told her it needs to happen because I have next week off for half term and won't get anymore time off between then and Christmas. I'm not sure she quite got how annoyed I am.

So I will be calling daily now. She will be sick of me and I aim for her to get it done to get me off her back. I might even get dh in on the chase up calls (organising, financial and anything life adminy he doesn't tend to get involved in, so apart from me saying sign here/read this, he's not had a lot to do with the whole thing) and he is angry about how pathetically slow this process is. I'm sure I've said it upthread, but we're the only link in a chain of 3. Ftb buying ours and the vendor is moving in with their partner. How it's taken almost 5 months I've no idea!

we had our offer accepted in March. We are hoping to be in by Chrisstmss, but no guarantee. We are the middle in a chs of 3 - our vendors have bought their new house already, and we are selling to people who have already sold.

I told her it needs to happen because I have next week off for half term and won't get anymore time off between then and Christmas. I'm not sure she quite got how annoyed I am.

So I will be calling daily now. She will be sick of me and I aim for her to get it done to get me off her back. I might even get dh in on the chase up calls (organising, financial and anything life adminy he doesn't tend to get involved in, so apart from me saying sign here/read this, he's not had a lot to do with the whole thing) and he is angry about how pathetically slow this process is. I'm sure I've said it upthread, but we're the only link in a chain of 3. Ftb buying ours and the vendor is moving in with their partner. How it's taken almost 5 months I've no idea!

We are not even in a chain but we are buying a probate and that comes with it's own hurdles . We were told Friday all enquiries were back but my solicitors stand in 🙄 tells me that's not the case and EA have ignored my emails all day .
Apparently our house is still titled possery and we need that changing .

@Bedsheets4knickers that's so frustrating! Our solicitor seems to have slowed right down, it is very irritating. Reporting to us by the end of last week seems to have somehow become this week (!!!)

Everyone we deal with seems to flood us with info that the end of a business day . Normally a Friday then we have zero contact until
Someone bothers to look at it the following week . I wish I could just pull out and piss them all off but the only people it really hurts is us 🤣

If they do I will flip my lid because our purchase did not need to take this long . Said stand in was more interested in telling me what size house I could be buying up there for what we are paying down here . I was not impressed.

Agreed, especially since the government has screwed over so many people with mortgage rates! But I'm a bit on edge because I worry everything is up in the air atm

yes, I've had a bit of this. Not from solicitor but from various family members - "you could buy a whole house and garden in Watford for that price" etc. But our solicitor is just super super slow. She once didn't respond for two days because she was "busy with completions"

They take too much on because of greed .. really the world has got like that these days hasn't it . Customer service is now shocking . I won't be rushing to pay their fee .

If you’re close enough to physically pop in, I highly recommend doing it occasionally. I’m sure our EA is complaining and chasing the rest of our chain because she’s had enough of my unscheduled visits. I never go on the same day or at the same time to keep the on their toes!

I must commend my solicitor on her speed... she's an "online only"sort, but the whole chain of three have commented on her terrific speed.

However, this just shows up the very slow one in the chain ( our buyers) who is frustrating everyone. Apparently they are a well known firm for being awful, the individual dealing was the worst and now she's left but they've just dumped her entire workload on someone else. EA, buyers and my solicitor all chased yesterday

I really wish there was some kind of timeline they had to fulfil or they didn't get paid. Solicitors need something to concentrate their minds...they seem oblivious to the lives they are disrupting.

One more day til we can chase the EA to say we really need to complete ASAP. It's now been 6 months since our offer was accepted, and 9 weeks since our chain had closed and we instructed solicitors.

9 weeks seems a very short time (I know, not to you, but in the great scheme of things). We're 12 weeks in and people are only just beginning to get assertive.

It is frustrating though, isn't it?
