How long has your house purchase taken [so far]??

I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

@flummingbird great news

Fiddie · 10/01/2023 22:20

We're waiting for the completion statement and due to exchange/complete on Friday.

Seems to be cutting it a bit fine to me.

We've completed, woohoo! No word on the missing payment yet, but that can wait for tomorrow. For now it's 🍷

Congratulations!

Congratulations @flummingbird ! That moved fast!

Hi all hope you don’t mind me joining - this is our second sale and a house we didn’t expect to leave . However a bereavement has given us a small cash injection which we want to invest. Congrats to everyone exchanging , completing and moving in! We have been up for sale since end of nov and reduced at start of Jan . Houses in our road sell quickly in normal times and ours is priced accordingly and newly renovated . One up the road sold this week now we are waiting (impatiently) for it to be our turn!
Had a successful few viewings this weekend and 2 offers of asking price and over but neither party have sold!! So frustrating. We have found a house we love but can’t do anything until ours sold so waiting on tender hooks everyday hoping it doesn’t sell.

FuzzyPuffling · 11/01/2023 11:18

Come on St Anne. Pull those saintly fingers out and get everyone moving! 🤞🤞🤞🙏

justgettingthroughtheday · 11/01/2023 13:15

Finding our house purchase incredibly frustrating. My parents are buying somewhere for me to live as finding a rental was proving impossible.
We should have exchanged last week but it didn't happen. It's now Wednesday and we still haven't been told when we will exchange. We need a week between exchange and completion for the mortgage and my temporary accommodation is over on 21st. I'm so frustrated that the solicitors don't give a shit and are not pushing this forward. The solicitors for the vendors are managing the property and so clearly have no interest in completing. I'm so frustrated

For context I have ASD and ADHD. I find change incredibly stressful at the best of times. I'm also going through cancer and have scan results due this week too.

Just waiting for exchange here now. Everyone has agreed 18th. Our solicitor have said they’ve requested funds from our lender. Really hoping we exchange soon as won’t believe it’s actually happening until we’ve exchanged!!

RM2013 · 11/01/2023 17:46

My solicitor has said that they and our sellers solicitor is now ready to exchange - just waiting for the buyers solicitor to be ready for exchange now - can’t wait for this to be done!

dubyalass · 11/01/2023 19:04

@RM2013 almost there! So close yet it feels so far.

@justgettingthroughtheday oh I feel for you. Hope you get some good news soon.

We’ve just pulled out of purchase. 😫

Oh no!

Why what happened?

Rowthe · 11/01/2023 21:08

We put our house on for sale last week.

And got an asking price offer late yesterday which we have accepted today.

It's a first time buyer who will need a mortgage.

No chain so hoping the sale moves quick. Though a bit worried about how the first- tine buyer navigates the process.

We have already moved into our new house so no onward chain either. Hope this means sale is less likely to fall through.

flummingbird · 11/01/2023 22:10

@Rowthe my buyer is a first timer and she's not been a bother at all, was ready to exchange weeks ago, its my purchase that's held it all up.

RM2013 · 11/01/2023 22:33

@pavillion1 thank you just so impatient now!!

@instantpotnoodle oh no what happened with purchase?

instantpotnoodle · 12/01/2023 08:00

our survey found signs of minor subsidence and we know what the issue behind it is. But we need the vendors to resolve it through insurance so that we can get our borrowing and future insurance. It’ll take months. So we’re saying we’ll stick with it if they can get it done plus accept all our not-insignificant reductions for other survey work. We’re in rented so we’ve got time but I’ll mean a new mortgage deal etc. we’re waiting to hear back from the vendors but expect them to tell us to get lost as we’ve basically come along and devalued their house! They have to sell though as they have already purchased their own ward property. So they’re a bit stuck. And we absolutely love the house but we can’t proceed with unknown risk.

MissTangerine · 12/01/2023 12:46

@Rowthe first time buyer here, we were ready to complete last month. Didn’t happen thanks to our so called chain free vendors who couldn’t get their other property renovated in time. Blamed it on Covid and not the shortage of building materials. We’re supposed to complete next week and I’ve already transferred all the funds you our solicitors. All in all I found them to be far too relaxed. It’s taken 7 months now for what should have a been a straightforward transaction where both parties are chain free.

RM2013 · 12/01/2023 13:13

@instantpotnoodle thats completely understandable something will work out

RM2013 · 12/01/2023 20:49

No news here today. Still waiting to exchange. Everyone is ready but waiting on our buyers solicitors to confirm they are ready for exchange. Really hope we get some news tomorrow as we are due to complete 18th and I haven’t started packing yet - plan to do it over the weekend and Mon/Tues but don’t want to pack if it’s not going to go through

Karmatime · 12/01/2023 21:07

Yesterday my solicitor spoke to the buyer’s firm who said we were ready to exchange. However it transpires there is still a search and a late enquiry outstanding on their sale. My buyer is using different solicitors for sale and purchase and they don’t talk to each other. It’s apparently a local authority search and was requested weeks ago. So frustrating!

RM2013 · 13/01/2023 09:49

@Karmatime thats so frustrating to get to this late stage and find out something still outstanding

we are still waiting to exchange and supposed to be completing on Weds 18th. Getting nervous now. We have heard that our solicitor and sellers solicitor are ready to exchange but the buyers solicitor isn’t ready to exchange yet. I’ve asked my solicitor what the hold up is. Wanted to pack this weekend but feel reluctant to do so until we have exchanged

RM2013 · 13/01/2023 10:26

Still not exchanged - getting nervous now

Karmatime · 13/01/2023 10:41

I hope it happens today @RM2013 🤞for you. I am packing anyway as we are moving into rented for now. Decluttering and deciding what to keep and trips to charity shops and the recycling centre takes up much more time than packing I’ve found.
